WHO IS PAYING FOR YOUR LEVIES?
Here’s something every sectional title owner needs to understand.
When you stop paying your levies, the bill doesn’t stop.
It gets passed on to everyone else.
The Body Corporate still has to pay the gardener, cleaner, electrician, insurance, maintenance contractors and all the other expenses needed to keep the scheme running.
The money has to come from somewhere.
So when one owner falls behind, the owners who are paying are effectively carrying more of the load.
And that creates a bigger problem.
Less money available for maintenance.
Repairs get postponed.
The condition of the property can suffer.
And over time, the financial position of the entire scheme can become a concern.
Now, I understand that there is a difference between an owner who genuinely cannot afford the levy and an owner who simply decides that paying is not a priority.
But either way, the arrears cannot just be left sitting there indefinitely.
And if your plan is:
“I’ll worry about it when I sell…”
Nope.
Levy arrears are still your responsibility and they generally need to be resolved as part of the transfer process.
This is also why I always tell buyers:
Don’t only fall in love with the apartment. Look at the scheme behind it.
The financials can tell you a lot about what you are actually buying into.
A beautiful unit in a financially troubled scheme can become a very different investment.
Sectional title is a shared environment. You share the benefits — but you also share the responsibility.
If everyone expects someone else to pay, eventually there’s no one left to pay.
