This article landed in my Google feed this am. Refreshing Architecture and lovingly hand-crafted by the family over a 60 year period:
What do you think of its style? :

One way to make a good piece of architecture is to do it yourself, by hand, over time. It helps if you have a family willing to assist you in pouring concrete, working and assembling wood, and laying tile. It also a plus if you have a spectacular site and, oh yes, if you are […]

We've got you Pegged... to Sell!!!

Selling a Vacant Stand in Betty’s Bay? Here is Your Essential Paperwork Checklist:

Selling vacant land in the OverstrandMunicipality requires more than just a "For Sale" sign. Because Betty's Bay is a sensitive coastal area with specific municipal bylaws, being "document-ready" can save you from months of delays. If you are preparing to list your plot, here is the ultimate paperwork checklist.

1. The Power Players: ID & F**A Documents. Before any deal moves forward, South African law requires verification under the Financial Intelligence Centre Act (F**A). Identity Document: A certified copy of your SA ID (or passport for foreign sellers). Proof of Residence: A municipal statement or utility bill not older than three months. Income Tax Number: Essential for the SARS transfer duty receipt.

2. Proof of Ownership: The Title DeedThe Title Deed is your primary proof of ownership. If your property is still bonded, the original will be with the bank. If it is paid off, you should have the original in your possession. Your conveyancer will need this to lodge the transfer at the Deeds Office.

3. Surveyor General (SG) Diagram & Beacons (Pegs)This is often where vacant land sales hit a snag. The SG Diagram is the official document showing the exact boundaries, size, and GPS coordinates of your stand. Why it matters: Buyers want to know exactly where they can build. SG Pegs: It is highly recommended (and sometimes required by the bank or buyer) to have a professional land surveyor locate and point out the boundary pegs. In the coastal bush of Betty’s Bay, these often go missing. Re-pegging ensures there are no "property creep" disputes with neighbours later.

4. Overstrand Municipal Clearances - The Overstrand Municipality has specific requirements for vacant erven before they will issue a Rates Clearance Certificate: Fire Department Inspection: For vacant stands, the Fire Department must inspect the plot to ensure it isn't a fire hazard. Plot-Clearing Deposit: If the stand is overgrown, the municipality may require a clearing deposit (roughly R1,200+ plus actual clearing costs) before issuing clearance. Advance Collections: You must settle all outstanding rates plus roughly three months of advance collections.

5. Zoning & Development InfoHaving a Zoning Certificate ready shows buyers what they can actually do with the land (e.g., Residential Zone 1). In Betty’s Bay, you should also disclose any: Environmental Overlays: Check if the land falls under specific conservation or "Green Belt" restrictions. Servitudes: Any legal right-of-way or municipal service lines running through the property.

6. The "Missing" Certificates Unlike a house, vacant land typically does not require Electrical, Gas, or Beetle certificates because there are no structures to inspect. However, if you have an electric fence around the perimeter, an Electrical Fence Compliance Certificate is still mandatory.

Pro Tip: Gather these documents before you list. A buyer who sees a clean SG diagram and a cleared plot is far more likely to sign an Offer to Purchase quickly.

Resilient Betty’s Bay: A Local’s Guide to Recovery and Future-Proofing...
The last few days have been some of the most testing our beautiful coastal village has faced in recent memory. As a Level 8 storm tore through the Overberg, we witnessed a trail of destruction that hit home for many of us in Betty's Bay. From roofs being blown onto the R44 to widespread structural damage and a catastrophic failure of the electrical grid, the devastation is a stark reminder of the raw power of the nature we call home.
As we begin the process of cleaning up and assessing the impact, there are three critical lessons every homeowner must take to heart to protect their investment and our community.

1. The High Cost of Deferred Maintenance
Living on the coast means our properties are constantly battling salt, wind, and rain. This recent storm highlighted that even small maintenance oversights can lead to major failures under pressure.
Roofing and Gutters: Strong winds target loose tiles and clogged gutters. Ensure your roof is inspected annually and that gutters are clear to prevent water backup that can lead to internal flooding.
Coastal Protection: Use salt-resistant materials and install storm shutters where possible to mitigate wind and debris damage.
Drainage: Proper drainage around your property is essential to handle the massive volumes of mountain runoff we see during these extreme events.

2. Verify Your Insurance Coverage Now
Waiting for a disaster to happen is too late to find out your policy is outdated.
Comprehensive Assessment: Check that your "Homeowners Insurance" (building) and "Householders Insurance" (contents) specifically cover natural disasters, including storm surge and flood damage.
Updated Valuation: Property values in Betty’s Bay have seen significant shifts. Ensure your sum insured reflects current replacement costs, not just the purchase price, to avoid being underinsured during a claim.
Documentation: Maintain a digital inventory of your property and contents. In the event of a claim, having photos and receipts ready is invaluable.

3. Community Vigilance and Safety
While municipal and Eskom teams work tirelessly to restore power and clear roads like Clarence Drive, please remain cautious.
Electrical Safety: Do not enter flooded areas until the power supply is confirmed safe.
Local Resources: Keep emergency numbers for the Overstrand Municipality (028 312 2400 for fire/flood) and the Betty’s Bay Emergency Support Team (BEST) (066 165 6061) handy.
We are a resilient community, and by prioritising proactive maintenance and proper coverage, we can ensure our homes remain the sanctuary they are meant to be. If you need a referral for a local contractor or a professional valuation for insurance purposes, please don't hesitate to reach out.
Stay safe, Betty's Bay.
