Yesterday we looked at the company you select and what pitfalls to avoid when buying a property abroad.

Today it is the turn of the developer you select for your property. Personally this is where I believe you need to be smart and do all your research and not be suckered and let this buying process become a nightmare.

Here is what to look out for when selecting your developer

1. Insist on seeing a finished product if you buying off plan.

2. Ensure that there are guarantees in place and that they will address your snag list.

3. Make sure that you use an INDEPENDENT LAWYER!!!

4. There should be stage payments in place. This ensures you pay as they progress with the build.

5. Make sure you aware of the local prices and do your homework what us available on the market.

6. TITLE DEEDS!!!! Make sure you find out how long it will take and ask for references

What to avoid #1

You taken the decision to look after your family and provide the best possible safety and security for them. You want your kids to prosper and grow.

So where did you start? Attend a seminar or visit the numerous websites that promise to change your life and that of your family!

You sign up to a newsletter and eventually you decide on who you prefer and arrange to meet them face to face or virtually.

What did you base your decision on? It would be great to hear your feedback about this question! The aim of this post is to tell you what to avoid!

Every single company and agency will strive for your business and some of them will not be sincere. Here are a few things to look out for:

1. Like anything else in life. Do your research. Find out more about the company/agency. Ask for references.

2. Find out who they are affiliated with in the respective countries they represent. Which developers they promote and once again do your homework.

3. Remember if they offer you a "free" trip that you will fall into their itinerary and deal with their developer/s.

4. Ask if they been to the countries they represent. Would you not prefer knowing that they been to the country and know the locals and can speak the language?

5. Find out who is there legal representative that they use and why! The key with any transaction is that you do not want a lawyer who is biased and does not have your interest at heart.
