"Deal!" on WhatsAppโฆ but is it really a deal? ๐ฑ
Picture this: the inspection shows the geyser needs replacing. The seller messages the buyer: "I'll drop the price by R25 000." The buyer replies with a thumbs up ๐ and "Deal!"
Everyone's happyโฆ until transfer time, when the original price is still on the paperwork.
Here's what many buyers and sellers don't realise: a quick WhatsApp chat usually isn't enough to change a property sale agreement.
In South Africa, the sale of a home has to be in writing and signed by both parties. That same rule applies when you want to change something important, like the price, the occupation date, or who pays for repairs. An agreement in a chat thread is a great starting point, but it doesn't replace the proper paperwork.
What to do instead:
โ๏ธPut any change in a written addendum to the Offer to Purchase
๐๏ธ Make sure both buyer and seller sign it
๐ Send a copy to your agent and the conveyancing attorney so everyone works from the same terms
