🔍 RENTAL EDUCATION | WHY INSPECTIONS & PHOTOS MATTER 🏡

When it comes to renting a property, a thorough incoming and outgoing inspection is important for both the landlord and the tenant.

📋 Incoming Inspection

This is completed at the start of the lease and records the condition of the property when the tenant takes occupation.

It should identify existing marks, damage, defects or maintenance concerns so there is a clear record of what was already present.

📸 Why are clear photographs so important?

Photographs provide visual evidence of the property's condition. They should be clear, well-lit and detailed — particularly when showing existing damage or defects.

The goal isn't simply to have lots of photos. It's to have useful photos that clearly document the condition of the property.

🚪 Outgoing Inspection

At the end of the tenancy, the outgoing inspection records the condition in which the property is returned.

The incoming inspection, outgoing inspection and supporting photographs can then help distinguish between:

✔️ Pre-existing damage
✔️ Fair wear and tear
✔️ Damage that may have occurred during the tenancy

Good inspections protect both parties and can help prevent unnecessary disagreements when it comes to repairs and the deposit.

Today, on World Food Day, we’re reminded that food is more than something on our tables — it represents nourishment, dignity, community and care. ❤️

There are simple ways each of us can make a difference:

🍎 Support a verified local food bank, feeding scheme or community initiative in your area.
🥕 Donate non-perishable food items when you can.
🍲 Share surplus food rather than letting it go to waste.
🛒 Plan meals and shopping lists to avoid buying more than you need.
🥦 Store food correctly and freeze items before they spoil.
❤️ Check in on an elderly neighbour or a family who may be going through a difficult season.
