What Will the Seller Actually Receive?

THE SELLING PRICE AND YOUR NET PROCEEDS ARE TWO DIFFERENT NUMBERS.

Selling your home for a particular amount does not necessarily mean that the full selling price will reach your bank account.

Depending on the transaction, deductions from the proceeds may include:

• The outstanding home loan
• Estate agent's commission
• Certain compliance-related expenses
• Costs required to complete the sale
• Other contractual obligations

Before deciding what you can afford to purchase next, ask for an indication of your likely net proceeds.

Knowing what you are likely to walk away with can make your next property decision considerably easier to plan.

Know the numbers before you sell.

When Can You Actually Move In?

GETTING THE KEYS AND BECOMING THE REGISTERED OWNER DO NOT ALWAYS HAPPEN ON THE SAME DAY.

The occupation date may be before, on or after registration of transfer.

That is why your Offer to Purchase should clearly record:

• The agreed occupation date
• When the keys will be handed over
• Whether occupation will take place before registration
• Whether occupational rent will apply
• The amount of occupational rent
• Any practical arrangements concerning the property during occupation

If a buyer moves in before transfer, occupational rent may be payable to the seller. The reverse may apply where a seller remains in occupation after registration.

Do not leave these arrangements to assumptions or verbal conversations.

Put them in writing.
