CAPE TOWN HAS BEEN VOTED THE WORLD’S MOST BEAUTIFUL CITY

And really, can we say we’re surprised?

Time Out’s 2026 global survey asked 24,000 people around the world a simple question: Would you describe your city as beautiful?

Cape Town came out on top, with 86% of locals saying yes.

Edinburgh followed at 84%, Sydney at 78%, Chicago at 77% and Lisbon at 74%, with some pretty iconic cities also making the list.

And when you live here, it’s easy to understand why.

Where else do you have Table Mountain rising above the city, the Atlantic Ocean on your doorstep, beaches, vineyards, the Twelve Apostles, historic neighbourhoods, the Cape Floral Kingdom and those extraordinary Cape Town sunsets all in one place?

But there’s something more meaningful about Cape Town’s beauty than simply being easy on the eye.

Beauty creates opportunity.

According to Cape Town Tourism, the city generated R24.5 billion in direct tourism spend in 2025, supporting more than 106,000 jobs and attracting 1.44 million foreign overnight visitors.

That means our natural beauty draws visitors.
Visitors create demand.
Demand creates businesses and jobs.
And those jobs support families and communities.

Cape Town certainly isn’t perfect. No city is.

But today, it’s worth celebrating what we sometimes become so accustomed to that we forget how extraordinary it really is.

Cape Town, you really are something special.

And from this corner of the world, we’re pretty proud.

The Cape Town property market is strong. But that doesn’t mean every property is worth more.

There’s a phrase I hear quite often from sellers:

"But surely my property must be worth more than that?”

And I understand. A home is rarely just an asset. It represents years of investment, memories and often a significant part of a person’s wealth.

But there is an important distinction between **what a property is worth to its owner and what the market is prepared to pay for it today.

Cape Town remains one of South Africa’s strongest residential markets. Demand is healthy, quality stock is limited, and properties that are correctly positioned can move quickly.

In the City Bowl, recent data shows around 71% of sales concluding within a month, while Lightstone data shows Cape Town properties selling faster than Johannesburg across every price band measured in Q1 2026.

So yes, there are buyers.

But a strong market makes accurate pricing more important, not less.

Today’s buyers are informed. They can compare properties, see what else is available, research previous sales and track how long a property has been on the market.

If a property is overpriced, the seller can lose that valuable initial momentum. As time passes, buyer interest can soften and negotiating power can shift.

Overpricing doesn’t necessarily protect your price. Sometimes it weakens it.

But underpricing isn’t the answer either.

The objective is to find the point where price, positioning and buyer demand intersect.

So perhaps the better question isn’t:

What is the highest price I can put on my property?"

It is:

"What price gives me the best chance of achieving the highest realistic sale price in today’s market?”

That requires honest advice, relevant comparable sales, an understanding of the specific area and, importantly, the willingness to listen to what buyers are telling us.

Because ultimately, the market is the final valuer.

Our job is to listen carefully.

And sometimes the most valuable property advice is knowing what not to do.
