Home staging is designed to help you fall in love with a property — and there’s nothing wrong with that.

But when you’re buying, it’s important to look beyond the beautifully styled rooms and ask yourself: what am I really buying?

That fresh coat of paint might look great, but what about the roof?
The furniture may make the lounge feel spacious, but what is the actual layout like?
And that gorgeous kitchen… does it need more work than you first realised?

Sometimes the house that needs a little TLC can be the hidden gem. And sometimes the property that looks perfect online can come with expensive surprises.

My advice? Look past the styling and focus on the bones of the property.

Location, structure, condition, potential and the costs involved in making the home your own all matter.

Your home may be priceless to you… but buyers are looking at the price tag.

One of the biggest mistakes sellers can make is overpricing their property.

It’s completely understandable. You’ve invested money, time and memories into your home, and you naturally want to get the best possible price.

But today’s buyers are informed. They’re comparing similar properties, looking at recent sales and considering what else they can get for their budget.

If your property launches too high, you could miss the strongest pool of buyers in those important first few weeks. Fewer viewings can mean the listing sits longer, eventually leading to a price reduction — and potentially less negotiating power.

The goal isn’t to price your home low. It’s to price it realistically.

Rent or buy? There’s no one-size-fits-all answer.

We often hear, “Why rent when you could be paying off your own home?” But the decision isn’t quite that simple.

Buying a property can be a great long-term investment, but it also comes with more than just the bond repayment. Think rates, levies, maintenance, transfer costs and the commitment that comes with owning.

Renting, on the other hand, can give you flexibility – especially if you’re not sure where you’ll be living in the next few years, your career is changing, or you’re still building up your deposit.

So before you make the leap, ask yourself:

How long do I realistically plan to stay in the area?
Can I comfortably afford the full cost of owning?
Am I ready to put down roots?
Does buying make sense for my longer-term plans?

The right property decision is about more than simply comparing rent with a bond repayment. It’s about finding the option that makes sense for your circumstances and your future.

We often talk about “the property market” as if everyone is looking for the same thing.

They’re not.

Younger buyers are finding creative ways onto the property ladder — co-buying, looking at sectional title, considering new developments and using technology to make the process easier.

At the other end of the market, many older buyers are making a different move. They’re downsizing, rightsizing or moving to lifestyle estates where security, convenience and community are more important than having the biggest possible home.

And there’s something interesting in the numbers.

According to recent BetterBond data, buyers under 30 are spending an average of just over R1.3 million, while buyers over 60 are spending around R2.4 million.

Different generations.
Different priorities.
Different reasons for buying.

But one thing remains the same: the right property decision starts with understanding what you actually need — not simply what the market says you should want.

“Why is the transfer taking so long?”

It’s a question I hear from buyers and sellers more often than you might think.

The reality is that getting a property from “sold” to “transferred” involves quite a few moving parts — and delays can happen along the way.

Here are four areas that can hold things up:

🏠 Municipal accounts – Rates and services need to be up to date before the necessary clearance can be issued.

📋 SARS – Tax affairs and the required checks need to be in order.

🔎 F**A documentation – Missing or outdated documents can cause unnecessary delays.

📜 The Deeds Office – Once everything is submitted, the transfer still needs to go through the Deeds Office process, and problems with documentation can mean starting a step again.

And this is why early occupation needs to be considered carefully too.

Just because the buyer has moved in, it doesn't necessarily mean the property has been transferred.

Buying or selling property is about much more than finding the right deal. There’s a process behind the scenes that needs to be managed properly.

My advice? Ask questions, get your paperwork in order early, and make sure you understand the process before you sign.

It can make the journey to transfer a whole lot smoother.
