Can we talk about the dripping tap for a moment? 💧

Because this is a universal homeowner experience that nobody prepares you for.

During the day you hear it. You think — I should fix that. You go about your life. You forget about it. 😌

11:47pm. Lights off. Eyes closed. Almost asleep.

DRIP.

You heard that.

DRIP.

It is louder now. How is it louder? The tap has not moved. Physics has changed.

DRIP.

You are now fully awake calculating how many drips per minute that is and what it is costing you in water bills.

DRIP.

You consider waking your husband. You remember what happened last time you woke your husband. You decide against it.

DRIP.

It is now 1:23am and the tap has won. The tap has always won. 😭😂

What is the Managing Agent actually responsible for towards you as a unit owner?

Great question — and one every owner deserves a clear answer to. 👇

It all starts with a written agreement.

A formal Service Level Agreement or Management Agreement is signed between the Managing Agent and the Body Corporate. This document sets out exactly what the Managing Agent must do, how they must do it and the standard they are held to.

But it does not stop there.

🏛️ The CSOS Code of Conduct
The Community Schemes Ombud Service has a Code of Conduct that all Managing Agents must follow. This ensures good governance, transparency and accountability across every scheme they manage.

⚖️ The Property Practitioners Act
If the Managing Agent is a registered Estate Agent — as Judy Brown of JBP is — they also fall under the rules and regulations of the Estate Agency Affairs Board AND the Property Practitioners Act. That is an additional layer of legal accountability protecting you as a unit owner.

In plain English:
Your Managing Agent is not just accountable to you through good intentions. They are accountable through a written agreement, a Code of Conduct and South African law. 💛

Buying a house has exactly two speeds. 👇

💡 Wisdom Wednesday from your JBP family — and this one is for every property owner and investor in a sectional title scheme!

Here is a question we get asked more often than you might think: 👇

If one person owns ALL the units in a scheme — is a Body Corporate still formed?

The answer is yes — but only when a second owner arrives. Here is exactly how it works:

❌ Developer owns all units
No Body Corporate exists yet. The developer has full control and no formal scheme governance is required.

✅ A second person buys even ONE unit
The moment this happens — a Body Corporate is automatically established by law. It does not need to be "created" or "applied for." It simply exists from that moment.

⏰ CSOS registration — 30 days to comply
The newly formed Body Corporate must be formally registered with the Community Schemes Ombud Service within 30 days of incorporation or from the date shared governance comes into effect. Missing this window is a compliance failure — so acting promptly matters. 📅

In one sentence:
The moment a second owner steps into the scheme — a Body Corporate is formed and you have 30 days to register with the CSOS. 💛

Someone asked us recently what it is really like being a property agent.

So here is the most accurate description we could come up with. 👇

Being a property agent is essentially just your phone — and two possible reactions to every single message that comes in:

😮‍💨 "Finally. Thank you. We're saved."
The tenant paid. The landlord signed. The offer went through. The maintenance is done. All is well in the world. 🌍💛

😳 "How. Why. When did THIS happen."
The geyser burst. The lease expired. The body corporate called. Someone did WHAT to the garden? 💀

And the truly special moments?

Both reactions.
Same message.
Same minute. 😂💀

This job is chaotic, unpredictable and absolutely never boring. And we genuinely love every single minute of it. 🏡💛

Does the Chairperson have more power than the other Trustees?

We get asked this a lot — and the answer might surprise you. 👇

Short answer: No. Not really.

The Chairperson has exactly the same powers as every other Trustee on the board. No more. No less.

BUT — there is one exception:

🗳️ The Casting Vote

The Chairperson ONLY gets extra power in one very specific situation:
✅ There must be an equal number of Trustees AND
✅ There must be a tied vote at a meeting

In that case — and only that case — the Chairperson gets a casting vote to break the tie and decide the outcome.

Real example:
6 Trustees. A motion is voted on. 3 vote YES. 3 vote NO. Tied. 🤝
The Chairperson steps in with the casting vote. ✅

⚠️ Important: If there are only 2 Trustees — the casting vote does not apply. They must instead co-opt more Trustees or call a meeting to elect new ones.

In one sentence:
The Chairperson has no extra powers — except the ability to break a tied vote when Trustees are equal in number. 💛

People ask us all the time — "What is it actually like being a property agent?"

And honestly? The best way we can explain it is this. 👇

You ever called in sick. Put your phone down. Pulled the blanket over your head. Told yourself today is YOUR day. No calls. No emails. No lease queries. Just rest. 🤧

Lasted 11 minutes.

And then answered an urgent lease query with a blocked nose, no voice and a cup of Lemsip in your hand? 😂

11 minutes. That is our personal record.

Because in property — there is no such thing as a real sick day. Tenants still need help. Landlords still have questions. Leases still expire. Maintenance emergencies still happen.

And we genuinely would not have it any other way. 💛

This job is not for everyone. But for those of us who love it — even a blocked nose cannot keep us away. 🏡🔑😂

Ever wondered who can actually be elected as a Trustee in a sectional title scheme? Here is the answer in plain English. 👇

✅ Almost any owner can be elected as a Trustee.

There is however one important exception —

❌ If you are employed by the Managing Agent or the Body Corporate — you cannot be a Trustee.

BUT here is the twist —

🔄 If you work for the Managing Agent or Body Corporate AND you own a unit in the scheme — you CAN still be elected as a Trustee.

In one sentence:
Any owner can be a Trustee — unless they work for the Managing Agent or Body Corporate without owning a unit in the scheme. 💛
