3-year Business management course or equivalent.
3-5 years’ experience in a supervisory role
3-5 Years’ experience in a customer service environment
A minimum of 3 years in a property management environment

Minimum requirements

Grade 10
Interest/passion for gardening (‘Green thumbs’)
1-year general work experience
1-year gardening and landscaping experience, including maintaining manicured gardens and flower beds


Key Performance Areas

Maintain gardens and sidewalks
Garden beds weeded
Spraying of weeds on common areas, sidewalks, and hard landscaped areas on common areas and between buildings
Beautification of all greenery on sites
Trimming of trees and landscaping.
Plant sales
Equipment maintenance management.
Report all maintenance matters identified to the Building Manager.
Ensure that cleaning & gardening equipment is fully functional, that good care is taken of equipment, and that all equipment is securely locked up after use.
Management of cleaning & gardening consumables, ensuring sufficient chemicals are requested before they run out.
Cleaning, Utilities, and office support.
Participate in community development programs implemented.

Summary
To ensure that rental billed is collected and the credit control policies and procedures are implemented and adhered to stringently.

Minimum requirements
• 5 years credit control experience, including dealing with different legal entities.
• Experience in extracting age analysis .
• Basic understanding of National Credit Act.
• Credit Controlling qualification or equivalent.
• Accounting Diploma can be an added advantage.

Key Performance Areas
• Manage rental administration
• Preparation and distribution of monthly credit control
• reports.
• Implement arrears procedures
• 'Hound’ defaulters to settle arrear amounts
• Facilitate tenant collection processes
• Implement credit control procedures
• Hand delinquent payers over to legal representatives
• Track arrears accounts
• Blacklisting – Updating TPN statuses.
• Debit order collections
• Ensure debit order forms have been completed
• accurately and completely.
• Report writing
• Participate in community development programmes implemented.

The candidate must be available to start immediately, but at least by 1 April 2025.

As communicated previously, opening of applications will be staggered. Please note the dates below when applications will open for the different unit types:

• 1 October 2024 – 2-bedroom and 3-bedroom applications
• 1 November 2024 – 1-bedroom applications
• 1 December 2024 – Studio applications

Note: If you apply for a unit before the date that applications open for that unit type (e.g. you apply for a studio during the month of October), your application will be disregarded, and you will need to resubmit once applications open for that unit type.

REQUIREMENTS TO APPLY:
• South African Identification (Green book or ID card)
• Aged 18 – 64
• Permanently employed
• Registered on City of Cape Town’s Housing Database
• Gross household monthly income must be less than R22,000
• Good credit profile

Before you apply, please note:

1. Third party applications will not be considered. The person applying for the unit must be the person that lives in the unit as the legal tenant.
2. Subletting is not allowed. Subletting is when the person whose name is on the lease (the legal tenant) does not live in the unit and a friend/family member/third party lives in the unit instead.
3. R350 application fee is required. Proof of payment must be submitted with the supporting documents for your application. Paying the R350 does not guarantee that the application will be successful or that the applicant will be allocated a social housing unit to rent.
4. There is very limited availability of 3-bedroom units. Within the affordability range, families will be given preference. Applications for 3-beds will close as soon as available units have been allocated.
