Buying your first home in South Africa is exciting, but there are several costs, legal steps, and financing realities that catch many first-time buyers off guard. Here’s a practical overview of what to know before you sign anything.

1. Know what you can actually afford

Banks look at:

Your income
Existing debt
Credit score
Monthly expenses
Employment stability

A common guideline is to keep your bond repayment below about 30% of your monthly income, although banks may approve higher depending on your profile. Reddit discussions from South African buyers repeatedly warn against becoming “house poor” by stretching too far.

Before house hunting:

Get a home loan pre-approval
Check your credit record
Build an emergency fund
2. The purchase price is not the full cost

Many first-time buyers budget only for the house price and forget the extra costs.

You may also need to pay:

Transfer duty (tax to SARS)
Conveyancing attorney fees
Bond registration costs
Deeds Office fees
Moving costs
Insurance
Immediate repairs or maintenance
