🏡 5 things you can negotiate when buying a home — and it’s not always about the price.

When you're making an offer on a property, the purchase price is obviously important.

But it isn't the only part of the deal worth talking about. 👀

Depending on the property and the seller's circumstances, there may be other terms you can discuss that could make the purchase work better for you.

Here are 5 worth having on your radar:

1️⃣ Fixtures & fittings
Ask what's included in the sale. Certain appliances, curtains, blinds or other items may be negotiable if the seller is open to it.

2️⃣ Repairs or maintenance
If you've identified issues during your inspections, you can discuss whether the seller will address them before transfer — or whether the matter can be reflected in the offer.

3️⃣ The occupation date
The timing of occupation can sometimes be negotiated, particularly when it needs to work for both the buyer and seller.

4️⃣ Occupational rent
If occupation takes place before transfer, the terms around occupational rent should be clearly agreed upon. It's an important part of the overall deal — not an afterthought.

5️⃣ Conditions of the offer
The conditions attached to an offer can matter just as much as the number on the page. Make sure you understand what you're agreeing to and what protections apply to you.
