🏡 South Africa's housing market is shifting, and fast.

Sectional title properties now make up MORE than 50% of new residential transactions in major metros. Buyers under 44 are leading the charge, driven by rising rates, utility costs and a desire for smarter, more manageable living.

The result? Compact, energy-efficient homes in well-located nodes are outperforming larger properties in both speed of sale and price.

Think a 70m² duplex in Summerset Hill, Midrand, secure, close to top schools, and yours from around R9,300/month. That's the new sweet spot.

This Youth Day, we are thinking about the generation quietly, determinedly working towards their first home.

Here is what first-time buyers in South Africa should know right now:

- Bond approval rates for first-time buyers have been improving as interest rates stabilise
- Transfer duty exemption applies on properties below R1 210 000
- Affordable homes are still available under R1 million in many areas across SA

You do not need to have everything figured out. You just need to take the first step.

A few hours of winter maintenance now could save you thousands in repairs later.

Things worth checking this month:
- Roof and gutters for leaks and blockages after rain
- Geysers (insulate exposed pipes before the cold snaps)
- Window seals and door frames for draughts
- Damp patches on ceilings and walls
- Outdoor drainage before heavy rains

Your home is your biggest asset. Protecting it in winter is one of the best investments you can make.

We are halfway through 2026. A good time to pause and ask honest questions about your property portfolio.

- Are your rental yields keeping up with inflation?
- Are your properties in areas that are appreciating?
- Do you have any vacancies that are costing you money?
- Is your portfolio balanced between residential and commercial?

The mid-year mark is ideal for a portfolio review. December is too late, the market goes quiet and decisions get rushed.

Our team can help you run the numbers.

Winter maintenance in a rental property is a shared responsibility. But many landlords and tenants are unclear on exactly who carries what.

As the landlord, you are responsible for:
- Structural maintenance (roof, walls, windows)
- Electrical and plumbing systems
- Geyser repair or replacement
- Ensuring the property remains weatherproof

Your tenant is generally responsible for:
- Reporting problems promptly in writing
- Day-to-day upkeep and minor maintenance
- Looking after the property as agreed in the lease

Getting this right protects your investment and keeps good tenants in place.

The winter property market has a reputation for being slow. But slow and dead are two very different things.

The buyers who come out in June and July are not browsing for fun. They have a reason to move, they have done their homework and they are ready to make an offer.

That means less competition for you, more motivated sellers and real room to negotiate.

If you have been waiting for the right time to buy, winter could be it.

When purchasing property in South Africa, it's crucial to differentiate between transfer duty and transfer fees:
Transfer Duty: a government tax payable by the buyer when acquiring a property over a certain value. As of 1 April 2025, properties valued up to R1,210,000 are exempt from transfer duty. For properties exceeding this amount, transfer duty is calculated based on a sliding scale.
Transfer Fees: These are legal fees paid to the conveyancer for registering the property in your name.

Budgeting Tip: Always account for both transfer duty and transfer fees when planning your property purchase to avoid unexpected expenses.
2027 (With effect from 1 April 2026) – No changes from last year.

A seller’s market isn’t loud about it… but the signs are everywhere if you know where to look 👀

🔍 HOW TO IDENTIFY A SELLER’S MARKET

When sellers are in the spotlight:

• Fewer properties available (but lots of eager buyers)
• Homes sell quickly, sometimes in a flash
• Multiple offers on one property
• Sellers can push for higher prices

Translation: Competition is fierce and sellers have the upper hand

🔍 HOW TO IDENTIFY A BUYER’S MARKET

When buyers hold the cards:

• More properties for sale (fewer buyers browsing)
• Homes linger on the market a little longer
• Fewer offers coming in
• Properties often sell below asking price

Translation: Buyers have room to negotiate and shop around

📊 Buyer’s or Seller’s Market? South Africa in 2026
Right now, South Africa’s property market is walking a tightrope…

• Slightly buyer-friendly overall
• Homes taking longer to sell in many areas
• Buyers negotiating more confidently

⚡ Plot twist: key pockets in Johannesburg and Cape Town are already heating up, quietly swinging back toward a seller’s market
👉 Bottom line: we’re in a market in transition, moving from buyer power toward balance… and in some areas, sellers are already taking the lead 👑
