The rent is only "income" if the right tenant is in the property. πŸ”‘

In a tougher economy, one bad placement can wipe out a year of returns - arrears, damage, drawn-out evictions. This is exactly where a professional rental manager earns their keep: rigorous digital vetting, watertight leases, proactive maintenance and on-time collections, so you get the yield without the 2am phone calls.

Your property is an asset. It deserves to be managed like one.

Same R9 500 rent. Wildly different homes. 🏘️

Our latest market piece unpacks SA's rental divide: for the national average rent of about R9 582, a tenant in Bloemfontein can land a 2–3 bedroom townhouse with a yard - while in the Western Cape (now averaging R12 125) the same budget might get a compact one-bedroom near the beach.

More remote workers are choosing space over a coastal postcode, and families are chasing school-zone stability in secondary metros. It's proof the market is really a mosaic of micro-markets - and your local Just Property agent knows yours.

This week the world marks World Habitat Day - a reminder that a home is more than four walls. It's stability, dignity, and a foundation to build a future on. It's the reason we do what we do: helping people in South Africa, Namibia, Zimbabwe and Ethiopia buy, rent, sell and let with confidence, one household at a time.

Whether you're renting your first flat or buying your forever home, the goal is the same - a place that's truly yours.

What does "home" mean to you? Tell us in the comments. πŸ’¬

Every home holds a second version of itself: the one you picture the moment you walk in. New floors, a warmer wall colour, a countertop that finally suits the light. The trouble is, that version has always lived only in your imagination - and dated finishes read as problems instead of quick weekend fixes.

Just Property has closed that gap. On any listing, you can now reimagine the space and see the potential for yourself, before you ever book a viewing.

The old office building on the corner? It might be your next home. 🏒➑️🏑

One of SA's fastest-growing housing trends is hiding in plain sight: turning empty B-grade office blocks into apartments. And it's reshaping where - and how - smart buyers find value.

The numbers behind the shift:
πŸ“Œ Nearly 1 in 5 office-building buyers (19.3%) now plan a residential or mixed-use conversion - rising to 38% in Johannesburg
πŸ“Œ B-grade office vacancies are stuck near 16.8%, while demand for homes is fierce: about 3 households compete for every mid-range rental
πŸ“Œ Traditional apartment approvals fell 25% year-on-year - so β€˜adaptive reuse’ is stepping in to fill the gap

β€œAdaptive reuse has become a lifeline,” says Just Property CEO Paul Stevens - for developers and for buyers who want well-located, well-priced homes near where they work.

For buyers and investors, it means new stock in central nodes, often at accessible prices, with the β€˜15-minute home’ lifestyle built in. Worth watching. πŸ‘€

The fire is crackling. The doors are open. Happy Heritage Day, South Africa! πŸ”₯

Today we celebrate the thing that connects every one of us: the places we call home, and the people we fill them with.

There's a reason the braai is our national tradition - it's not really about the food (though the food helps πŸ˜‹). It's about gathering. About belonging. About a home that opens its doors and makes room for one more chair.

That's what we do all year: help people find the place where their story continues. Today, we simply celebrate it. From our family to yours, across Southern Africa - enjoy the day, honour where you come from, and hold your people close. 🀝

Wishing you a safe and happy Heritage Day.

22/09/2026

What does β€œhome” mean to you? 🏑 This Heritage Month, we asked our teams, and the answers said everything.

To one, home is the smell of Sunday cooking. To another, it's the street you grew up on, the language you dream in, the door that's always open.

Across South Africa, Namibia, Zimbabwe and Ethiopia, our offices look different, sound different and celebrate different traditions - and that's exactly our strength. We're a network of local people who understand that a home is deeply personal.

Heritage isn't just where we come from. It's what we protect for the next generation.

This month we're celebrating the people behind the pins on the map - the agents, franchisees and support teams who make β€˜peace of mind delivered’ more than a promise. 🀝

Tell us: what does home mean to you? πŸ‘‡

One bad tenant can wipe an entire year of rental profit. Here's how smart landlords avoid it. πŸ”‘

Being a landlord should feel like passive income, not a second job full of stress. The difference almost always comes down to what happens before the lease is signed.

Protect your investment with three non-negotiables:
πŸ“Œ Vet properly - credit, affordability, reference and payment-history checks (TPN) before anyone moves in. Around 84% of tenants are in good standing; your job is to find them.
πŸ“Œ Get the lease right - a watertight, compliant lease covering deposits, escalations, maintenance and the correct legal process if things go wrong
πŸ“Œ Know the lawful route - evictions must follow the PIE Act and a court process; β€œchanging the locks” is illegal and costly

Or hand it all to us. Just Property's rental management takes vetting, leases, collections, inspections and compliance off your plate - so you get the income without the headaches.

Let's protect your asset πŸ‘‡

The world is quietly buying South African property - and it's telling us something. πŸŒπŸ”‘

New data shows foreign buyers now account for nearly 4 in 10 (39%) of all SA home sales above R20 million - and 26% of sales between R10m and R20m.

Why does that matter, even if you're nowhere near that price bracket? Because it's a signal: international buyers see deep value in SA real estate right now.

β€œThis is not just a Cape Town story - it's a value story,” says Just Property CEO Paul Stevens.

Three types of foreign buyer are emerging: seasonal β€˜winter escape’ owners, remote workers who want fibre, security and airport access, and pure investors after lock-up-and-go rentals. What they share is a hunt for lifestyle and value - and SA delivers both.

The takeaway for local investors and sellers:
πŸ“Œ Well-presented, well-priced, easy-to-understand homes win; locally and globally
πŸ“Œ A clear lifestyle story sells; solar, security and connectivity matter more than ever
πŸ“Œ Value is being recognised - position your asset like the opportunity it is
