The Highest Valuation Isn't Always the Best Valuation

One of the questions I hear most often is:
"Why did one agent value my home so much higher than another?"
Recently, I assessed a property at around R2.7 million. The seller told me another agent believed it was worth R3.2 million.
I understood why the higher figure sounded more appealing.
But a property's value isn't determined solely by the highest price per square metre achieved in a suburb.
A professional valuation considers recent comparable sales, the property's location, condition, supply and demand, buyer activity, and current market trends. Every home is unique, and every valuation should reflect that.
Over the years, I've learned that choosing the agent with the highest valuation doesn't always lead to the best outcome. An overpriced property often sits on the market for longer, loses momentum, and may ultimately sell for less than it could have if it had been priced correctly from the start.
As a realtor, my responsibility is to provide honest advice—even when it's not the easiest conversation to have.
Because my goal isn't simply to list your property; it's to help you achieve the best possible result.
