The latest PayProp Rental Index started 2026 with some encouraging numbers, but there was already a warning buried in the report.

Rental growth was picking up, but rising inflation, high tenant debt and interest rate pressures were all pointing to a possible slowdown. Looking at the market five months after the Q1 data closed, the acceleration appears to have been short-lived.

A 30-year bond doesn’t mean you’re committing to 30 years of repayments.

The biggest advantage of a longer bond term is the control and flexibility it gives you. You can always pay extra into your bond when your finances allow, reducing the repayment period while keeping the safety net of a lower minimum instalment when life changes.

The smartest borrowers don’t see a bond as debt to eliminate as fast as possible. They see it as a financial tool that improves liquidity, affordability, and financial flexibility.

The bond used to be the biggest cost of owning a home. Today, that’s no longer always the case.
