A great deal, actually.

IMPLICATIONS FOR THE SA PROPERTY MARKET

National home loan statistics can potentially conceal what is happening in individual regional markets. South Africa is not one property market. It is a collection of very different markets, each driven by their own economic, political, demographic and lifestyle factors.

That said, these MultiNET figures - thank you awesome Amanda Bond - are very useful for understanding The overall, lending appetite by banks; National buyer confidence; Deposit trends;

First-time buyer participation and Interest rate impacts.

Given the generally gloomy consumer sentiment, this data presents a surprisingly positive picture: Property prices are rising; More first-time buyers appear to be entering the market; Banks remain willing to lend at relatively high loan-to-value ratios; Deposits are increasing; Despite the recent hike, interest rates are challenging, but arguably manageable; Mortgage application activity is growing. The combination of: rising purchase prices; increasing bond approvals; strong first-time buyer participation, and improving affordability, speculatively suggests a gradually strengthening market.

As an eXp Cape Town property practitioner, I am excited that buyer demand remains exceptionally healthy here, despite economic pressures.

The Western Cape and Cape Town increasingly behave like a separate property ecosystem and economy within South Africa. The price growth in many City Bowl and Atlantic Seaboard suburbs over the last decade has often been driven by forces that have little to do with what is happening elsewhere in the national housing market. Semigration continues to support demand.

A buyer who manages to acquire a well-positioned property in Cape Town today may be purchasing not merely a home, but access to a geographically constrained, internationally-desirable market, where demand consistently exceeds supply. For long-term investors, that scarcity factor is often the most compelling part of the investment case.

In general, the mortgage market is showing signs of confidence. Banks are lending, first-time buyers are active, and average purchase prices have risen by between 8% and 12% over the past year. Well-priced properties continue to attract qualified buyers with access to finance.

That is a strong, positive message for sellers considering whether now is a good time to bring a property to market. And, for that matter, buyers, entering it.
