The thing I hear most often after a first conversation is this.

"I wish I had called you sooner."

People wait until they feel ready enough, or know enough, or have enough. Then one conversation clears up something they have been turning over for months or even years.

A first conversation does not commit you to anything. It just gives you a starting point. What is possible, what the steps are, and in what order.

You do not need a reason to call. "I have been thinking about it for a while" is a perfectly good place to start.

If you have been sitting with a question for longer than a month, ask it this week.

Most people think a valuation is what you do once you have decided to sell.

It is really what helps you decide.

Knowing what your home is worth today changes nothing until you want it to. It just means the next time you sit at the kitchen table and wonder whether the numbers work, you have a real figure instead of a guess.

It is important to not choose an agent based on who gives you the highest valuation. Ask instead how they got to the number.

I have sold four homes in the beautiful De Velde Lifestyle Estate, and one of them was very special to me.

Daniel is my son's best friend, and the son of very good friends of ours.

🍽️ A little local favourite…

I may not be a gin lover myself 😉, but I certainly am a lover of Erinvale Hotel and the wonderful restaurants there.

If you’re new to the Helderberg area, or perhaps you simply haven’t thought of Erinvale for your next breakfast, lunch or dinner, I’d definitely recommend giving it a try.

It’s one of those beautiful local spots that is well worth discovering — whether you’re enjoying a relaxed meal, meeting friends or simply wanting to experience a little of what our beautiful area has to offer. 🌿

The distance between where you are now and owning a new home is almost always smaller than it looks from outside.

Bonds. Transfer costs. Offers. Counteroffers. From a distance, it can look like something other people just know how to do, and you somehow missed the class.

Here is what I have learned. The steps themselves are manageable. The difficulty lives almost entirely in not knowing what they are.

This week, just find out your credit score. That is the whole task. It is free, it takes five minutes, and it is the first real piece of information you need.

You do not have to understand all of it before you start. You just have to start somewhere small.
