The Rental Housing Tribunal awarded our deposit refund and this is just the first case against them.

So this is a message to everyone out there who feels that they have been treated un justly by Just Property - Take Action!

JUST LETTING -Letting me down terribly.
Just Letting Advertised a home for rent. On Tuesday 25 August i/we viewed it. When viewing, we liked the house and asked to immediately start the process to secure the rental. I also asked about the municipal costs and was assured that although the services are to be paid, not the rates or taxes. I asked for the services estimate and the agent agreed to provide them for me. I also informed the agent why we are leaving where we currently are: the current owner expects a 33% increase in rent to continue where we are and that although we did have an agreement to pay half rent during lock down, that we have got an arrangement to settle the full balance with our existing land lord, and because of that, could the agent ask if the new owner would consider a 10% discount if we paid our rent upfront for the year, which would then give us the extra we needed to settle our existing agreed upon outstanding amount with the current landlord. We did the application. When I filled in the application, as I had been assured, verbally that the rates and taxes were not part of the expenses, I neglected to notice that 'taxes' was in fact mentioned in the application. We did the application 2 days after viewing the house, when the agent had it ready for us. She still had not provided me with the actual costs or estimates for the services and I asked again. On Monday 30 August, we were notified by the agent that our application was approved and she would prepare the lease. I again asked for the services expected costs as she hadn't confirmed them still and she said she'd get them for me. I immediately notified my existing landlord to provide the required notice period, that we had another home to go to. 2 days later on the Wednesday, I got a call from the agent saying they aren't giving us the contract as we are behind with our current landlord. For a week I provided them with proof from the existing landlord that although we are due half our rent since the lock down began, that it is in agreement with them. but each time I had to find out from them what was happening to work through objections they were interjecting. I eventually had to call the manager of the branch and get him involved and said, I'm the hire'r, if you have questions please ask me as I have everything on record and proof you are looking for. I asked why they were considering an outside event of my finances when my financial application is already approved and they never gave me a reason. finally on the 9 Sept, 10 days after our original application approval, we got the approval re-instated and the agent offered to send us the contract. I still didn't have the information on the services bill expectation, so i asked again for the agent to provide me with that. Later that day, she sent it to me and the Taxes were included in the billing history. When I asked about it, she said, yes the taxes are included. Also, the contract terms had changed from a 12 month contract, to a 6 month only contract and instead of 1 months rent as a deposit, suddenly it was 2 months deposit upfront. I was told however that, renewal of the contract in 6 months time would not incur the contract fee of R790 again, yet when I looked at the contract, the fee was insisted upon again. I requested it be taken out the contract as I was informed it wouldn't be there and that please could they appeal to the owner about the rates bill, and requested the agent request from the owner to wave that tax in light of it being, firstly unusual, and secondly not what we were told in the first place. She objected but eventually agreed to ask the owner. I asked to speak to the owner, the agent refused which I understand. I asked if the communication with the owner could at least be shown to me in that case, I didn't say this but it was because I was not convinced that the agent was being transparent and upfront. By Saturday, i'd not heard from the agent, eventually she got back to me and said she would do her admin and have the contract ready for me that afternoon. I never heard from her. On Sunday 13 September I opened my mails to see a message from the agent that the owner has said they now don't want to give us the contract. I contacted the agent to ask her to appeal to the owner as there is testament from my previous 5 years, in the house I am in currently, from both the agent we dealt with here as well as the owner that we are not difficult tenants, but that it has been a difficult application. She refused to go back to the owner. I then asked for her to provide me with the owners communication, and she refused to provide that communication, saying "I said, (the Agent) in the e-mail, what their reply was." I sent her a message telling her I'd find the owner to ask myself, that I intend to report my grievance to the Just Letting Head office ad her agency, that I would post my review on this site and that i'll be speaking to the estate agents board if needed and the tribunal. The agent has not yet responded to my message. I was misinformed on 2 occasions that which was actually to be in the contract. If I had not double checked the information, I would have been bound. When I inquired or queried, I was resisted and even set aside for them to say, 'but it's in the contract, it doesn't matter what you were told if you didn't check the application or contract' Then when i checked and queries I was told that I'm being difficult and the owner doesn't want a difficult tenant? I was delayed because the agency considered an outside the application situation regarding my agreement with the existing landlord, which in no way is relevant or effecting my application which was approved. I was denied information I requested from the agent from the first meeting for just over 2 weeks about the expected services expenses and then it included a few the agent said was not included initially. When I inquired, about anything I was either denied the information or delayed in getting the information. I'm not renting a house, we are leaving one home to move to another which is in the first case, very emotional and potentially stressful. The agent and her agency, don't seem to care about tenant, only themselves and the owner in the transaction which is most stressful for the applicant and tenant in the most difficult position in the transaction. I don't know if the agent and agency is honest in their dealings on this as they have refused me any interaction with the owner as well as to be shown on see any of their interactions with the owner. - to then suddenly, cut me off and leave me without a new home to go to, 3 weeks after first starting the transaction and 2 weeks after I had already given notice where I am after they approved my application, has been a most unpleasant and stressful experience with Just Letting, the agency here in George and the Agent involved. SANET ZEMAN.

STAY AWAY
If you want professional service please stay away. If you see a listing from just property, stay away. I'd rather pay more with a different agency. Pathetic is an understatement. Don't be lurred by the cheap deals. The service is even cheaper. Stay away.

JUST LETTING REFUSES TO ATTEND RENTAL TRIBUNAL BOARD HEARING

We had a hearing with the Rental Tribunal Board scheduled for today at 10 am, but Just Letting have refused to attend.

Why not?

We have our facts and wish them to be aired, but Just Letting is trying their best not to let this happen.

Why not?

Do they have something to hide? We don’t. This does however arouse some suspicion as to their agenda, doesn’t it?

If you have a strong case, why run from the Rental Tribunal Board, and furthermore, why is the Rental Tribunal Board not acting properly in this regard?

Makes you think, doesn't it.

Terrible Service - Stay Away!!
I have received the following utter disgusting service from Just Property: • “Just Property” contractors wanted to charge us R4510.00 out of our minor R5000 deposit for the repairs trying to ensure we receive no deposit back whatsoever as there is also apparently a R500 deposit withdrawal fee, we managed to obtain a credible contractor to do the job at R2500.00 (acceptable and good quality of work) after one heck of a fight with Rachelle Smuts – she originally told us we may not do the repairs ourselves as once we have handed over the keys, they are not allowed to issue them back to us for repairs even though we moved out 4 days before month end – we were aware of the repairs which needed to be done however with the move and all we assumed it would be easier to just let “Just Property” handle it and take it from our deposit not expecting to be ripped off. • Rachelle Smuts told us they cant issue the keys to us after the handover therefore making our lives very inconvenient in forcing us to either use her contractor or pay another contractor. When our contractor did the job he left the keys with security, I then went back to the flat to remove 1 paint can and 1 paint roller to avoid being charged a further cleaning fee by Rachelle Smuts (again trying by all means to inconvenience us) – this is quite contradictory as we were told they can’t issue us the keys after handover and yet it was perfectly fine for me to access the flat almost a month later to throw away 2 things. • I have received the remainder of the deposit this morning in my account however no statement showing the breakdown of the costs deducted – I suppose I have to request for it and yet again receive snotty emails. I have been renting for 8 years now and never have I ever had to lodge a formal complaint due to such pathetic service, I am highly disappointed in the attitude and service received from Rachelle Smuts at ‘Just Property” Save yourself the trouble and avoid doing business with "Just Property" by all means.

!!!STAY AWAY FROM JUST PROPERTY!!!
Stay away from them! It was truly a terrible experience and by far the worst of any agency I ever had to deal with. Firstly, they took forever to respond to any of my complaints while renting. And once it came to the exit inspection, they try to claim for the most outrageous things, without providing any proof. I was never supplied all of the incoming inspection photos, and when I kept on asking for it I finally received only a few and the images where truly horrible, showing nothing. Turns out the agent assigned to me was only an intern, this was never made clear to us and she operated with no supervision. It also took me almost 3 months to get the small remaining amount of my deposit back. The most shocking thing is is that they have the audacity to claim on their website that 94% of their customers like them while they have 2.2/10 rating on HelloPeter and 2.8/5 on Google. If I was able to give them 0 stars I would.

Stay Away from Just Property!
Absolutely pathetic service to say the least, we moved out end of June and are still getting no where with regards to our deposit. Service has been non existant since the lease was signed - the team which i have dealt with has been extremely rude and deliberately spiteful. Do yourself a favour and just stay away from Just Property, they are not worth the stress, and besides you will definitely save some money by not dealing with them.

HellorPeter, I am back with the complaint for Just Property. They have not refunded the deposit. Complained before on 30 July 2020 and got a reply from Customer Service saying I can send them my details and the branch name, so they can deal with this complaint, which I did. I then got a reply from Courtney Frost, from the branch. On 3 August 2020, Monday, She said I must send her my banking details, I did. After sending she went all quiet, no reply whether she got my banking details or not. I then sent an email asking if she got my banking details. On Thursday 6 August 2020 I sent another email to check what is happening. Her reply: "My manager will be doing the deposit payments on Monday 10 August 2020 as we have been focusing on month end payments this week.” Been waiting for 4 months for my refund, but she is telling me that she is FOCUSING ON MONTH END PAYMENTS. That means mine is ****. Is it because I am Black. Monday the 10 August 2020, as per her promise, came and pass, came Tuesday, no contact from them. I then sent another email on the 12 August 2020: “Is the refund been made?” This is her reply: “My manager and director are currently paying the deposits. You should receive proof of payment within the next Hour" No proof of payment has been sent to me, I have been waiting on that email, from Yesterday 12 August 2020, No refund has been made. Even now I am still waiting. Been waiting for 5 months for refund.I’m asking myself how would they feel if I missed paying rent for 5 months, what would they do, without rent being paid for 5 months. Just Property I used to think was a good Estate Agency…not at all. Need advice on this, I don't know what I should do now, or contact Small Claims, or the Reatsotela TV Show or The Rental Housing Tribunal/ Ombudsman. Please give me some advice!

Horrible service
Just Property Montana is absolutely appalling, we rented a house through them recently, were promised everything that might be an issue will be fixed etc etc Upon viewing the bath was clogged and filled with brown water we were told don't stress it will be fixed along with the windows and the pool etc. We moved in, the house was filthy nonetheless I got a cleaning service as we moved in prior to month end by a week, once the lease was signed everything went south, our pool has now been empty nearly a month because of patches that cracked open, borehole was taken out to be repaired and hasn't been repaired, lapa is a huge fire hazard due to never being treated nor re-thatched yet they declined fixing it, we can't braai because the braai chimney is off and the thatch roof literally hangs over the braai, my kitchen tap stopped working 2 weeks ago it hasn't been replaced, geyser on the Flatlet was reported damaged 2 weeks ago, a plumber and electrician were sent did nothing and nothing has been done further, I send emails basically everyday to Just Property and all I get is we're waiting on quotes, we're weighing our options on invoices, our maintenance teams are busy etc etc, when we moved in the gas system was illegally installed and leaking it was replaced on my request and now they use it as an excuse to say thousands have already been spent, they spent roughly 12k in 1.5 months on doors that didn't have locks, damp damage in one area, gas installation, window handle missing, plumbing, leaking toilet, leaking basin, shower head missing, call out to remove borehole pump, putty done half, apparent garden cleaning, only a few things which in my opinion should have been done prior to me moving in, they have now listed the property for sale without disclosing to me before signing the lease that it was for sale, an agent from remax whom must come view it to list it too confirmed with me that it has been on the market since January 2020, we moved in end May so they were dishonest and gave us the property under false pretenses. Now all we get is constant attitude. I've contacted the owner directly now to address the issues, he has said he did not know the property was in this state as he lives in another province.

Just Property are a bunch of Thieves
I had to cancel my lease early due to the lockdown and not being able to afford the place anymore. Just Property advised me of the early cancellation fee which I agreed however now they are charging me for damage in a form of rent because they do not have a tenant during the remaining months on my lease. Does the cancellation fee not cover that?

If i could, i would give less than one star!!!!!I I am really angry and frustrated and really speechless. I went to go view a property today after confirming an appointment this morning at 08:15 for 16:30. After trying to confirm via WhatsApp (At 13:01) I got no reply and even tried calling again just after, her phone was off. This is a real disappointment and utterly unprofessional!!!!!! I called the agent at 16:20 telling her that I was going to be a bit late due to traffic. I arrived at the property around 16:50, and no one was there. I called the agent again as I didn’t get any communication from her side at all. She told me that the owner would open for us as it never happened. At 17:05 I called her again while I was still at the property, and she told me we should reschedule. I am utterly disappointed as my fiancé had to leave work early due to us not being able to view the property after 17:00. I wasted my money driving there and back all the way from Midrand. This service was unprofessional and really disappointing!!!!!! I hope that a manager will see this mail and fix this before someone els get this disappointment!!!! The agent that I was in contact with, was Thelma Phambane Even the information regarding the property was wrong as you failed to mention that I was A COMBINED property!!!!!!!!

Hello Peter Just property rented me out a flat and upon moving in l realized they had false advertised the flat,the landlord had to come and tell me all the Dos and Don'ts and the condition of the property was not as advertised either.l sent them an email and gave notice on the same day asking they also give my full deposit back.Cut long story shot we later agreed that they would refund my deposit and also requested a new tenant to be placed by the end the month to avoid any breach fees.A new tenant was placed upon my moving out, but still Just Property refuses to pay back my deposit.They have my deposit and the new tenant's deposit that we made sure was placed to avoid conflict with them as the.Now been over 7 working days and just property has still not reimbursed my deposit and they are ignoring my emails.From our previous emails the owner Pieter Van den Berg sounded very rude,and diminishing esp after he found out l was a black African lady who rented through one of his only African agent who happens to be a good friend of mine.The landlord was even apologetic and begged me to stay but assured her we would get a new tenant for her ,we did and she was happy and is not aware that Just Property won't reimburse my deposit.Upon visiting their offices l spoke to the admin/property manager who couldn't give me answers and kept saying she doesn't make financial decisions only Pieter can.Sent him an email and he won't respond.Sent their office too 3 times and no response. Pieter also advised the agent friend who rented the property to me to stay out of this issue but he had given him an earful about getting a new tenant in order to get my deposit, now that it's done He shuts him out and he won't give my deposit.

Ek en my vrou het eiendom gekoop, waarvan Just Property ons gehelp het deur die proses. Ek wil graag vir ons eiendoms agent, Freek van Zyl bedank. hy het die ekstra myl gestap vir ons . Hy was baie vriendelik , professioneël, en lewer uitstekende diens vir sy kliente. I had a pleasant experience, with just property , and their agent Freek van Zyl.

Kudos to the PEOPLE who support over 100 branches
Being new to the property domain I often have to engage for info and support from Head Office. I must say that the approach from the individuals dealt with thus far is extremely professional and spontaneous. Its simplifies my life to know that there is such an amazing back office.

Nightmare Experience with Just Property Midrand
Just Property Midrand rented out a property to my wife and I that owes almost R50 000 in levies to the body corporate. The body corporate told us that they have a court order for the sheriff to come and disconnect the water and electricity. We were left with no choice but to move out in a matter of a week. Just Property Midrand had said we should move out at the end of September, but that was not possible because the water and electricity could've been disconnected at anytime. They promised by email that they will refund our deposit and utilities so that we can be able to pay the deposit for another place. They have not honoured their promise, we have had to use our own money to pay the deposit on another place, and have incurred moving costs. This was a huge inconvenience to my wife and young baby, and an expensive exercise as well. Just Property Midrand clearly did not do their due diligence before renting the place to us. This is 100% their fault and we demain that they pay our deposit back in full as they promised!
