The average South African home is R1.77m. At 10.5% over 20 years that is R17k a month, and most banks want you earning around R59k before they will lend it to you.
Three of those numbers you cannot do anything about.
The fourth is the R122,130 an agent takes at 6% plus VAT when you sell it again. That one is a choice.
No sole mandate, no exclusivity, no lock-in, it is just another way to sell. If you are already under a mandate, read yours before you do anything: some make commission payable on any sale during the period, whoever found the buyer.
