Here's a simple way to think it through:

🏘️ Townhouse in a security estate — Middle ground on price, good tenant appeal, levies apply but shared maintenance reduces individual burden. Often strong rental demand in family-friendly Northern Suburbs areas.

🏡 Freestanding home — Higher purchase price and full maintenance responsibility fall on you, but no levies and greater long-term flexibility. Stronger capital growth potential in many cases, especially in established suburbs.

📌 Expected rental income — and how realistic that figure is for the area, property type and tenant profile you're targeting.

📌 Monthly running costs — levies, rates, insurance, property management fees and maintenance reserves. Net yield tells a very different story to gross yield.

📌 Tenant demand — a cheaper property in a low-demand area could sit empty longer and cost more over time than a slightly pricier one in a well-established rental area.

📌 Long-term capital growth potential — the rental income pays the bills, but the growth in value builds the wealth.

Rental yield gets most of the attention when people evaluate an investment property. And it's a useful number — but it's only one piece of a much bigger picture.

Gross yield tells you nothing about what you'll actually keep. Once you factor in rates, levies, maintenance, vacancy periods, management fees and the occasional unexpected repair, the net return can look quite different from the headline figure.

There's also the question of capital growth. A property with a modest yield in a high-demand area may outperform a higher-yielding property in a slower market over a ten-year horizon. Yield alone doesn't answer that.

Other factors worth considering:
→ Tenant demand in the specific area and property type
→ Likely maintenance requirements and building age
→ Vacancy risk based on local rental supply
→ Your investment timeline and goals
→ How the purchase price compares to long-term growth potential

Yield is a starting point, not a verdict. Understanding the full picture is what separates a considered investment decision from a guess.
