Buyers often panic about cracks, and sometimes walk away from a good house. Other times they ignore the one crack that really matters.
I grade cracks on the NHBRC 0 to 5 scale. Hairline cracks are usually cosmetic. Wider ones need monitoring and repair. The widest need a structural engineer. Knowing which is which can save you a house, or save you from one.

Most buyers never see the roof space. I go up on every inspection. In this house I found fungal decay on the roof timbers. That's moisture-related: either water is getting in or the roof space isn't ventilated well enough.
Caught early, the cause can be fixed. Found after you've moved in, it's your problem.

Freshly painted walls look great at a show day. But paint can hide damp. My moisture meter tells me what's going on inside the wall.

A dry wall reads low: one I tested showed 6.3%. Around 15% is borderline: keep an eye on it. Over 20% means the moisture needs to be dealt with now. This wall read 29%.

Take a walk around your home and see if there are any gutters looking skew or loose. look on the grass or ground for items that may have fallen or come off the roof.

Look at your gutters while it's raining. If water is pouring over the sides instead of flowing through the downspouts, they may need attention.
Most homes have a ceiling trap door, and if you can safely take a quick look, take a quick look after a heavy rain. Damp insulation, water stains, or a musty smell are all worth paying attention to.



These small checks won't replace a professional inspection, but they can help you catch roofing problems while they're still manageable.
