It is with some sadness and yet contentment that I write I am closing Jill Fish Properties. 22 Years is a relatively long time to have devoted part of one’s life and I have met many people of the East London community and learnt many lessons.
However, I’ll miss seeing beautiful homes and some homes which I knew would simply be right for those buyers who were looking for perhaps a more affordable property that they could make their own over the years to come.
I’ll miss the conveyancers and perhaps even more the conveyancing secretaries who one seems to engage with so often in the transfer of the property. There are so many Attorney firms who I did business with that I hesitate to mention any specifically, but it would be remiss of me if I didn’t acknowledge Bate, Chubb and Dickson and Drake Flemmer and Orsmond. I thank them both for their proficient but always fair guidance in mutual client related matters.
I’ll miss the IEASA, Glynis and her team of Penny’s whose property mornings threw light on the intricacies of the shrouded requirements of the Estate Agents Affairs Boards. For the tea and chat at the end of the informative session, a lucky draw with lovely prizes provided by sponsors, thank you.
I must mention OHS Accountants who steered my business calmly through the EAAB annual audits which I won’t miss at all!
Most of all I’ll miss meeting and making new friends. My clients who supported me over the years, sometimes buying their homes through Jill Fish Properties and then several years later when I received that rewarding call, selling their homes through Jill Fish Properties. Thank you.
For the future, I am not retiring. My family has been blessed with a cottage on the beautiful Wild Coast, at Umtata River Mouth and we will be renting this out on a holiday rental basis. It’s been in my family for over 60 years and is very comfortable by Wild Coast cottage standards with 17 (new beds) and 3 bathrooms. Please forgive me for taking this opportunity to market, but hopefully you may be looking for a reasonable close ‘local’ holiday geared not only for fishermen but all ages of family and old fashioned fun.

One of the most notable features of urbanisation to date must surely be the surge in the popularity of gated residential estates, a phenomenon that has taken root across the globe. Now, the COVID-19 pandemic is driving further changes to the way in which people choose to live.

Property24 did a snap poll asking our audience where would they prefer to live - be it tapping into the amenity-rich city life, the convenience of centrally located suburbs, finding work-life balance by investing in coastal living or opting for the seclusion provided by secure nature estates?

And the results show that the lifestyle offering found in nature estates is most appealing, with 47% of the votes. Convenient suburbs saw 29% of the votes in second place. In close third and fourth were the options of trendy coastal living with 15%, and amenity-rich city life with 9% of the votes.

“It’s a buyer’s market in South Africa right now, prices are down across the board and despite the uncertainties that we face because of Covid-19, in real estate terms buyers haven’t have a market this good in decades.

South Africa’s GDP contracted by 2% in the first quarter of 2020, during which lockdown had only just begun. However, the full impact of Lockdown will only be seen in the second quarter.

It's been sometime since I posted here and this is the reason.

I've been cooking up a 'Soup+ from our Kitchens' storm with 18 other friends in East London. The hearty veggie soup, samp and beans, sarmies and pasta was delivered to the needy all over East London by Mrs Delivery, me! The ladies kept me busy and I felt it was so worthwhile.

However, this doesn't pay the bills and the market is definately on the move. Here is an update from Property24 and a thank you too to BetterBond.

"The continued rise in home loan applications since lockdown restrictions were eased at the start of June suggests that a modest market recovery is underway, especially at the lower end of the market. An estimated 78% of the home loan applications in June have been below R1.5 million, according to BetterBond date.

"This suggests that much of the market activity is from first-time buyers taking advantage of the favourable lending conditions to gain a foothold in the property market," says Carl Coetzee, Chief Executive of BetterBond."

The Property Market and Covid 19.
It is very difficult to determine the exact influence on property prices and the number of sales as this situation is unique.

I anticipate that show houses will have to be cancelled and agents will limit their physical exposure to clients prefering to communicate via electronic means.

As the situation escalates, it will have a massive impact on the market.
I anticipate that residential homes will take longer to sell due to the fact that marketing is restricted.
Just as our market in East London is quiet over the Christmas period, buyers will have other things on their minds and undertaking a huge investment at this crisis time, will most likiely not be on their agends.

For now – I'll do whatever it takes to ensure the health and safety of my clients, both buyers and sellers.
