This property had been on the market for an extended period and was eventually listed on the Property Listings Network (PLN). After reviewing the situation, I knew a different strategy was needed.

My first recommendation to the seller was to remove the property from the PLN. This home offers exceptional value, and I believed it deserved a fresh marketing approach. I also advised against an open mandate. When multiple agencies market the same property, it can create the perception of a desperate sale, which may encourage buyers to submit lower offers.

A successful property sale starts with understanding the home thoroughly. As an agent, I take the time to learn every detail of the property as if I were living there myself. I also conduct a market analysis and provide a report demonstrating how the property's value has appreciated over time.

The second step is presentation. Professional staging and high-quality photography are essential. I personally assist with staging and preparing the home to ensure it looks its absolute best, helping us capture beautiful photographs that attract serious buyers.

The third step is creating a viewing strategy that works for the seller. I establish the most suitable viewing times in advance and respect those arrangements throughout the marketing process.
