I am proud to announce that I am now a registered Pre-Hammer Property Agent, working with the Standard Bank Pre-Hammer Programme operated by MyRoof.

The Pre-Hammer Programme allows qualifying properties to be marketed and sold voluntarily before a Sheriff’s Auction takes place.

BUYER VIEWING REQUIREMENTS

Many buyers are surprised when I request documentation before arranging a viewing. The reason is simple: it protects both you and my seller, while ensuring your property search is focused and productive.

Before viewing a property, I will require:
âś” Identification (ID or Passport)
âś” Proof of funds for cash buyers
âś” A bond pre-approval or affordability assessment
âś” Information about your property requirements and preferred area

As part of this process, I also need to establish that you can afford not only the purchase price, but also the transfer and registration costs involved in acquiring the property.

This process helps ensure that the homes we view are within your financial reach, meet your requirements, and that I can confidently account for who is entering my seller’s property.

I work closely with a bond originator and can assist you through the affordability and pre-approval process.

RATES CLEARANCE CERTIFICATE (RCC) – WHAT SELLERS SHOULD KNOW

Many sellers are surprised when municipal clearance figures arrive.

The amount payable is not only outstanding rates and services. Municipalities often require payment of:

• Arrear rates and taxes
• Outstanding water, electricity, sewerage and refuse charges
• Several months’ estimated charges in advance

This means clearance figures can sometimes be significantly higher than your normal monthly municipal account.

Once these figures are paid, the municipality issues a Rates Clearance Certificate (RCC), which is required before transfer can register in the Deeds Office.

My advice:
Budget for approximately 3–6 months’ municipal charges plus any arrears, although the actual amount depends on your property’s account history and the municipality’s figures.

Planning ahead helps avoid surprises and unnecessary delays during transfer.

IMPORTANT NOTICE
DEEDS OFFICE PROCESS CHANGES

Please take note of recent changes implemented at the Deeds Office regarding transaction tracking and information access.

Attorneys have historically been able to assist with Deeds Office tracking and follow-ups on behalf of sellers, buyers and estate agents. However, due to recent rule changes and restrictions implemented by the Deeds Office, attorneys are now limited in what information and tracking updates may be accessed through third-party software platforms such as SearchWorks and WinDeed.

From now on, attorneys are only able to view the following transaction stages:

• Lodged
• Into Distribution
• Out of Distribution
• Rejections
• Into Deeds Preparation

Detailed examiner stages and internal examination progress are no longer visible on third-party systems.

Attorneys are still permitted to conduct certain manual tracking enquiries directly at the Pretoria Deeds Office during specified hours, however these enquiries are limited and may involve additional costs and delays.

Please note that these changes originate from the Deeds Office itself and are not specific to any attorney firm or estate agency.

Thank you for your understanding while all parties continue to work within the updated Deeds Office procedures.
