*Tips to avoid being scammed when selling, renting or buying property*
As the most popular and highly reputable Area Agent in Riverside View, North of Johannesburg, Agent Sello of KW Explore has received calls from people who asked for help after being scammed by fraudsters posing as agents.
Although protective action could have saved most of them, people often let their guard down in desperation when searching for property or selling or renting their property.
Please take Agent Sello's advice to avoid losing your money and/or facing lawsuits:
1. Always ask to see an agent's FFC and ID document/card. Confirm that the names match.
2. Do not go alone on a viewing appointment if you do not know the agent. This is even more unsafe if the viewing is at night.
3. Know the offices of the agent and, if possible, call to check if they know them.
4. Do not pay any money before meeting the agent and viewing the place. Paying rental money into an 'agent's' personal account may not be advisable.
5. If you're looking at a property to buy, exercise caution with Facebook, Tik-tok, and Instagram adverts. Their authenticity could be confirmed if there's a link either to Property24 or to their company website.
6. If selling, do not deal with a secret agent or an agent who approaches you because they saw your listing somewhere. Ask for their Fidelity Fund Certificate (FFC) and report such behaviour to the PPRA.
7. Do not sign any form until it's explained to you. Documents like Mandates and OTPs can have serious legal repercussions, so be courteous to avoid paying double commissions and other claims against you.
8. It's advisable not to sign these documents on the street. Either sign at your home or ask for the address of the agent's offices where you will come and sign.
9. Agents might also need to know you before they agree to meet you. Here, a pre-qualification certificate, your ID or payslip, will more often inspire good agents to work with you knowing their safety is guaranteed.
10. Be careful of agents who may lie about being employed by big agencies like KW Explore, Remax, Seef, etc. The FFC indicates the agency under which the agents conduct their business.
