Being a landlord is a legal relationship, not just a financial one.

The Rental Housing Act requires landlords to provide a written lease agreement, ensure the property is habitable, conduct documented inspections, handle deposits correctly, maintain the property, and respect the tenant's right to privacy. Non-compliance with the written lease requirement can result in penalties from the Rental Housing Tribunal.

These obligations exist to protect both parties. A written lease is not paperwork for its own sake. It is the agreement that prevents small misunderstandings from becoming costly disputes.
