C.o.C - Understanding Compliance Certification
Before any transfer of property can occur, various compliance certificates will need to be issued. These include electric, plumbing, gas, beetle, and electric fence certificates.
The seller is responsible for get the inspections done and to make sure that all these areas of the home are up to code. If not, sellers are responsible to cover the costs of addressing any issues that are pointed out for the certificates to be issued.
Hereโs an example of what a water compliance certificate (plumbing certificate) looks like. Not the wording on it.
Most buyers falsely assume that this inspection covers all the plumbing fittings and fixtures within the property.
However, this inspection is primarily concerned with checking that the geysers, main pipes and overflows have been properly installed and are not leaking. This inspection does not check for low water pressure, blocked drains or other common plumbing concerns that can be considered as maintenance issues.
The home may still contain other defects that fall beyond the scope of the various compliance certificates. If a buyer does not want to be surprised by defects that are not covered by the scope of the various compliance certificates, it may be worth their while to have their own certified professionals inspect the home as well (at their own cost).
