🏡 HOW TO AVOID CONFLICT OVER RENTAL REPAIRS AND MAINTENANCE 🔧

Who is responsible for what when something needs attention at a rental property?

Disagreements often happen when landlords assume tenants must maintain everything, while tenants believe every repair is the landlord’s responsibility. The truth is that responsibilities are shared and should be clearly explained in the lease agreement.

🔑 Landlords are generally responsible for ensuring the property is clean, safe and in good working order when the tenant moves in. This usually includes structural elements, plumbing, electrical systems, roofs, gutters, doors and windows.

🧹 Tenants are commonly responsible for everyday cleanliness, garden and pool care, as well as damage caused during their occupation.

⚠️ Fair wear and tear is not the same as damage. Carpets wear, curtains fade and appliances eventually reach the end of their lifespan. Tenants should not be held responsible for natural deterioration.
