MORE INFORMATION ABOUT MFULA CAMP:
• ‘Mfula’ was the name given to the camp by Manie van Rooyen, the farm’s previous owner. It means ‘RIVER’ in the local Zulu language. Mfula was previously used as a hunters camp and when the fences were dropped between the various properties to form then the new BIG FIVE RESERVE called Munyewana Reserve. My wife Debbie and I bought the camp and did extensive renovations and additions making Mfula Lodge the beautiful bush camp that it is today.
• Mfula is our and our family’s second home and is ideal to spend quality family time in the bush and entertain friends. We often prefer to host or entertain friends at Mfula instead of at home with an evening dinner.
• Mfula is the ideal place in paradise to raise grand children, because of the openness and the space that the camp provides. Mom and dad can have a nap undisturbed while the children are being cared for by our staff.
• The ‘Club House’, Bar or TV room also provides for teenagers to entertain seperatedly away from the adults, if they wish.
• Mfula is a ‘bush camp’. The accommodation, entertainment and living space is spread out.
• It is built over two Mziki sites. This makes the living, entertainment and utilisation area of Mfula significantly larger than any of the other properties on Mziki.
• Mfula is private and provides a secluded life style being the only property on the eastern side of Fagolweni Dam. All other Mziki houses are situated on the western side of Fagolweni Dam, next to one another. Mfula stands alone. Look at it on Google Earth.
• I have built two watering holes, or ponds, on the property. We enjoy watching animals drinking while we sit on our deck.
• The location of Mfula on the reserve is also quite unique as it is situated on a very popular game or animal-route, when animals move from one side to the other on the reserve. We have exceptional leopard, lion and elephant sightings in close proximity to the camp. Obviously to take care and to exercise normal safety common sense.
• While Mziki’s constitution still restricts occupants to houses to 12, which will in all likelihood be increased to 16 by the next AGM, Mfula is the exception and is allowed 21 occupants. We can accommodate 21 people in a bed.
• The vast space that Mfula provides is still enjoyed by big crowds, as people are spread out.
• Mfula is the only Mziki Shareblock dwelling that is allowed to have own live in staff. We have two lovely ladies that live on and take care of the property when we are not there. They have been well trained by us and do all the necessary cleaning, dish washing, preparations for game drives, fire making, basic cooking etc etc. They are part of the family.
• The camp consists of:
o Three x 2 pax units. (All beds convert into two single beds or one double bed, we have bedding for all configurations)
o One x 5 pax unit
o Two x 4 pax units
o One rondavel that is used as master bedroom.
o All rooms on suite with toilet and shower. The rondavel also has a bath.
o Large deck with barbeque off the lounge, dining and kitchen.
o Large outside and separate pub or bar, with lounge, by the swimming pool. We entertain a lot there, barbeque and spend time in the pool.
o Separate TV room and fully equipped gym with treadmill, spin bike, rowing machine and various pieces of gym equipment.
o Tennis court
o Separate but open plan lounge and dining
o Open plan kitchen
o Very importantly, separate and large walk in cool room, where we keep drinks and food for large crowds.
o Additional chest freezer, enough freezing for large crowds.
o Separate laundry with industrial washing machine and tumble dryer with large washing facility
o Small generator in case of a power failure
• Water
We are also connected to Mziki Shareblock’s water supply infra structure and pay Mziki for water consumption. The quality of the water is excellent and perfect for consumption.
• We pay for ESCOM electricity consumption.
THE VALUE
Most of the value in Mfula lies IN THE LIFE STYLE, THE BIG FIVE EXPERIENCE and THE BUSH EXPERIENCE
RUNNING COSTS
Costs allowing for capital costs, levies, staff salaries, insurance, maintenance and repairs, furnishings etc etc will be shared proportionately to shareholding. These costs can be presented on request.
CURRENT SHAREHOLDING
We sold a third share in October 2017 to friends Stuart and Amanda Marshall. Stuart and his family live in London and their usage of Mfula is limited or irregular.
TIME USAGE
Being only three shareholders, allows for 17 weeks usage per year, however time usage is very flexable, bearing in mind and considering that Stuart lives in London and my wife and I love travelling to other parts of the African bush, so regular and allowable unused time could be shared or used by other shareholders or their families.
THE PROPOSAL
We would like to sell another ONE THIRD share in Mfula to a like minded family that will enjoy and respect the bush and wild life, and that will fit in with the current Mfula-family
