Refreshing The Roof

The roof built in the early 1900s out of Oregan Pine was severely outdated. The tiles were tired and due to a lack of maintenance were significantly damaged. The weight of this roof was also unhealthy for the ageing foundations.

The Oregan Pine trusses were removed and taken off site to be cleaned and treated. The roof was then reconstructed in its original shape with a fresh new Chromadek in place of the tiles. Making it much lighter on the structure and bringing the entire building into the current age.

The original structure was built with two rounded bay windows on the northern elevation flooding the living areas with beautiful northern light.

We aimed to preserve the essence of these bays while modernising the house. In doing so we have squared off the original bays and implemented a steel mullion to float these bays out of the existing house and ensure that we can accommodate floor to ceiling glass.

The upgraded bays will be glazed by KGJ Glass and Aluminium Solutions the coming days ensuring the heritage of the home is preserved and the northern light is maximised in the generous living spaces.

Matching The Bricks

The original structure was built with Primrose Red Brick moulded in the early 1900s from red clay quarried in Primrose east of Johannesburg.

Unfortunately an aquifer was struck by those quarrying for clay and a lake quickly formed and no more bricks could be made. This lake is frequently visited by residents of the east rand till today!

Our desire to preserve and restore this amazing red brick feature set us on a search for a perfect match, and this was found in the Country Classic Brick made by Corobrik in Johannesburg

The V Taper Column

The aesthetic aspect of construction is developed by many elements, including the shape of the structural elements, like the V Taper Column. The unique shape of this steel column brings life to the existing structure and allows it to become a part of the external environment.

Conventional columns are designed to grow out of a large base and taper as they reach the top and is considered to be an equilibrium in nature. The V Taper Column in its shape defies the logical consequence of statics and equlibirium, giving life to the artistic vision set out by the architect.

Concrete Slab Work

The original structure did not have a concrete slab but rather a suspended first floor held in place by ageing timber rafters.

With the new site levels along with the decomposition of the timber rafters it became imperative that we cast an in situ slab into the old structure and on the additions.

After much determination ensuring the Heritage of the home is preserved we are now ready for AfriSam to pour our slab tomorrow

AFFORDABLE SEGMENT: DEMAND OUTSTRIPS SUPPLY

The COVID-19 pandemic is having an adverse impact on property market growth and the data from the FNB Property Barometer shows that lower-end prices remain relatively strong but are decelerating, in line with the initial impact on labour markets. The “correction” is likely to continue, as employment takes time to recover. However, it is expected that the inherent stock shortages will likely keep property values afloat. The current low interest rate environment is certainly helping bring first time buyers into the market. Lets hope that we are able to retain the current levels or thereabouts beyond the pandemic which will likely boost the industry and economy. Fingers crossed!



A combination of factors, including low-interest rates and strong sale activity, means that the average age of a first-time homebuyer has dropped dramatically in South Africa, says Berry Everitt, chief executive of the Chas Everitt International property group.
