Your Neighbour’s Asking Price Is Not Evidence

Your neighbour listed for R2.8 million. Great. That does not mean their home is worth R2.8 million, and it definitely does not make yours worth R3 million.

An asking price is a seller’s expectation. A sold price is evidence of what a buyer was actually willing to pay.

Even two homes on the same street can land at very different values once size, condition, position, improvements and buyer demand enter the picture. That is why a useful valuation looks at recent comparable sales and current competition, not gate-side gossip.

Your neighbour may be spot on. They may also be six months into a very expensive waiting game.

Before choosing your number, choose the evidence.
