The rules you need to know about before installing solar power in South Africa-

Homeowners should ensure their solar installations comply with regulations, so they do not run into issues with their insurers down the line.

The installation of solar geyser systems differs immensely from that of an electrical system and is subject to strict regulations.

Claims will be rejected if the installation did not comply with the regulations.

Full solar energy installations can be costly — ranging from R80,000 for small grid-tied systems to over R500,000 to take a larger house completely off-grid, according to MyBroadband.

“If you are spending this kind of money on a solar system, then it makes sense to work with qualified technicians and installers who know what they are doing.

You don’t want any regrets should you need to ever claim from your insurer.

An engineer’s certificate must be issued for 300 litres or more solar geyser installations.

Ensure that your solar geyser systems are installed by technicians who are well versed with the regulations and supported by the appropriate engineering professionals.

Policyholders should make sure that their installer demonstrates that they are familiar with the technical regulations relating to solar installations.

Remember that as the property owner, you are responsible for the safety of the electrical installation on your property in terms of the OHS Act. Without a valid electrical CoC, you will find it difficult to prove that you have taken reasonable precautions should
anything go wrong.

Insurance companies will not pay out for damages; and if someone is injured or dies as a result of the installation, you could be held liable as the property owner.

Incoming and outgoing inspections vital for rental property!

What the law says
The Rental Housing Act (no 50 of 1999) (RHA) prescribes that incoming and outgoing inspections are to be carried out for residential leases. The incoming inspection must be done jointly by the tenants and landlord before the tenants take occupation, to determine the state of the premises and to record any existing defects or damage to the premises.

The Rental Housing Act further states that the landlord and tenants are obliged to do a joint outgoing inspection of the premises within three days before the lease terminates or the tenants vacate the premises. This is done to determine the extent of any damages the tenants may have caused for which they may be held liable.
If the landlord doesn’t attend either of the inspections with the tenants, the landlord is deemed to acknowledge that the premises is in a good state, in which case the landlord cannot apply the tenants’ deposit to alleged damages caused to the premises.

Tenant obligations-
Tenants need to be made aware that landlords are not obliged to make cosmetic repairs to a rental property. Tenants may be obliged to accept small faults if they don’t materially affect their use of the property.
Tenants usually have seven working days after accepting the keys of a rental property, to inform the landlord or managing agent of repairs needed at the property or of anything that was not noted in the incoming inspection report.

Any changes must then be added to the inspection report and must be signed by both parties.

Comprehensive inspection reports protect both landlords and tenants.
