I have been passionate about real estate since my early years growing up in Johannesburg — with property dominating conversation at dinnertime, it was an inevitable career. Having both my parents in real estate, I always knew that I wanted to be in the industry and got my first job in commercial real estate 18 years ago. I help companies with the buying, selling, renting and leasing of commercial

property in Johannesburg. I build trust with my clients, and I have in depth knowledge about the property market which I enjoy sharing both on and offline. I am particularly strong in the office market as well as Kyalami Business Park. I have worked with a number of global companies over the years, and I prefer working with local entrepreneurial and blue chip companies. Part of what I enjoy is having knowledge of the stock and matching the tenant with the right space. In addition to my property skills, I am photographer and digital ju**ie. I am continuously reading and learning about new trends in social media and digital marketing. The use of technology, data analytics, and social media is a new way of communicating with your customers and building a trustworthy relationship with them. I love taking photos of buildings and marketing commercial property online. My relationships with landlords are equally important as my client relationships. Matching the right tenant with the right landlord doesn't always come easy. A landlord can pay for your fit-out. Most businesses do not ask because they do not know TIA exists.

TIA is part of the lease negotiation. You cannot go back for it after you sign. Longer leases attract more. R300 to R700 per sqm is typical depending on building grade and space size.

One thing to watch: landlords and property funds pay out TIA on approved work only. Unused TIA does not become cash. Get the scope agreed in writing before anything is built.

Hybrid has settled at three to four days in-office for most SA companies, and the demand for quality space in Joburg's northern corridor is real. A and B-grade floors in well-located parks are filling faster than landlords anticipated.

If your lease runs out in the next 12 to 18 months, the conversation needs to start now, not when you are under pressure.
