The 2026 property market that buyers were planning for at the start of the year is not the 2026 they are now operating in. By April, the market had repriced from rate cuts to potential hikes. The cutting cycle has reversed direction.
The cost of waiting and the cost of building have not gone away. But there is now a third question sitting alongside them, and it is the one most buyers in the R7 to R8 million band are not yet asking.
