Illovo or Bryanston East - the question that comes up in almost every R7 to R8 million buyer conversation in the northern suburbs.

The honest answer is that they are not competing suburbs. They serve different buyers. Illovo at around R19,000 per square metre suits younger professionals and downsized executives who want walking-distance amenity to Thrupps, Illovo Junction and Sandton offices. Bryanston East at R17,500 per square metre is school country - St Stithians, Brescia House, Redhill, Crawford International - where families buy cluster homes with garden space.

Most property buyers track interest rates. Fewer track cement prices or diesel costs but right now, those numbers matter more than many buyers realise.

Gauteng build costs are running approximately 11% higher year-on-year. Cement is up 14.6%. And from 1 April 2026, diesel increases by R7.51 per litre - a cost that has not yet reached any published quantity surveyor benchmark or active development tender.

The developments currently on site were priced before that reset. The ones that follow will not be.

The Sandton apartment dream made sense for a while. Convenient address, close to the CBD, easy to Airbnb during business trips. But the numbers in 2025 and 2026 are telling a different story - yield compression in the high-rise clusters, a gap of nearly R350,000 between what sellers ask and what buyers pay, and freehold price growth now running almost double that of sectional title nationally.
