One of the hardest parts of selling a home is separating what the property means to you from what the market is prepared to pay for it.

"What else can I buy for the same money?"
That's why comparable sales matter, but so does your current competition.
Correct pricing doesn't mean giving your property away. It means positioning it where serious buyers see value. And in a market where buyers can compare dozens of homes from their phones, getting that positioning right from the beginning matters enormously.
