❌ MYTH:
“If I can’t attend the AGM, I lose my vote completely.”

✅ FACT:
Not necessarily!

If you are unable to attend a Body Corporate meeting, you can appoint another person to attend and vote on your behalf by completing a valid proxy.

But there are rules. 👀

📋 What Owners should know:

• A proxy must be properly appointed in accordance with the prescribed requirements.
• Your proxy can attend the meeting and exercise your voting rights on your behalf.
• A person may not act as proxy for more than two members at the same meeting.
• Your proxy does not necessarily have to be another owner in the scheme.

💡 Why does this matter?

Your inability to physically attend an AGM does not mean you have to give up your opportunity to participate in important decisions affecting your scheme and your investment.

AGMs deal with important matters such as budgets, levies, trustee elections, financial statements, insurance and maintenance planning.

If you can’t attend, make sure your voice is still represented — appoint your proxy correctly and submit it within the required timeframe.

“My estate agent said pets are allowed, so the Body Corporate has to allow my pet.”

✅ FACT:
Not necessarily.

When buying or renting in a sectional title scheme, a verbal assurance from an estate agent does not override the scheme’s valid Conduct Rules.

The Conduct Rules determine whether pets are permitted, whether prior written consent is required, and what reasonable conditions or restrictions may apply.

🐾 Why does this matter?

Before moving into a sectional title property with a pet, always ask for a copy of the scheme’s approved Conduct Rules and check the pet provisions carefully.

A property may be advertised as “pet-friendly”, but that does not automatically mean that every pet is permitted or that approval is guaranteed.
