The Buying Process:
1. Axle Group helps source the property
2. You sign an offer to purchase
3. Axle Group assists by connecting you with bond originators
4. Bond attorney registers mortgage bond
5. Bond attorney contacts sellers bank and requests title deed and cancellation figures
6. Sellers bank instructs cancellation attorney to cancel sellers bond
7. Bond attorney assembles prepares documents
8. You pay bond costs
9. Documents lodged at deeds office
10. Once documents lodged correctly bond attorney sends title deed to your bank that approved your home loan

Running the numbers........

Before making an investment into a property to rent out, there are quite a few calculations to consider.

Two of them include:
Net Monthly cashflow = monthly gross rental - monthly expenses
Capital investment formula = 10% deposit on property + sourcing fee ([email protected]) + refurbishment costs + transfer costs + bond costs

A indicator of a good net monthly cash flow is around R1000 to R2000 dependant on your expenses

Ensure you are aware of all costs upfront before making your purchase to avoid making bad investments i.e leaving you with negative cash flow every month.
