Why "Shopping Around" Every Year Can Backfire

It’s natural to want the lowest price, but insurance for large buildings works differently than personal car insurance. Staying with one insurer for a few years actually helps you get better deals in the long run.

The "Three-Year Rule"
In the insurance world, we usually wait three years before asking other companies for new prices.
• Why? If a building switches companies every year, insurers see it as "unstable".
• The Risk: Eventually, the best insurance companies may refuse to offer you a quote at all because they don't think you’ll stay long enough for them to make the relationship work.
• The Reward: After three years, we have enough data to show insurers that your building is a "good risk," which gives us more power to negotiate a lower price for you.

Renewal vs. Re-broking
There is a big difference between a Renewal and Re-broking:
• Annual Renewal: This happens every year. We check your current policy to make sure the building is covered for the right amount so you aren't under-insured if a disaster happens.
• Re-broking: This is a full "market search" where we ask multiple companies to compete for your business. We only do this every three years or if something goes wrong with your current insurer.

Why Your Bill Might Go Up (Even Without a "Rate Hike")
Sometimes your premium increases even if the insurance company didn't raise their prices. This usually happens for two reasons:
• Building Value: The cost to rebuild your property goes up every year due to inflation. We adjust your "Sum Insured" by about 8%–10% so you aren't left with a massive bill after a fire or storm.
• Staying Ahead of Shocks: Small, steady increases (around 6%–9%) are much better than keeping a price "frozen" for years, only to be hit with a massive 50% increase later because the policy became unsustainable.

When Will We Look for Other Quotes?
Trafalgar Financial Services will automatically start "shopping around" for you if:
1. Your policy has been with the same company for 3 years.
2. The current company tries to raise your price unfairly.
3. The Trustees specifically ask us in writing to find new quotes before the next renewal starts.
