Why people stay on this coast.

Not why they come. Why they never leave.

The fishing boats. Church Haven and Kraalbaai still work the way they always have, and some of those hulls are older than the town's tar roads. This is a working coast, not a resort.

The lagoon. Protected inside the West Coast National Park, which means the far shore stays exactly as it is. Very few coastlines can promise that.

And the fact that none of it is performed for visitors. It is simply how the place is.

Heritage Day tomorrow. Whatever you are braaiing, enjoy it — this coast is worth celebrating.

The spring selling window is narrower than people think.

There is a stretch of about six weeks where buyer attention is at its highest, and it is happening now.

From now to the end of October, attention peaks. Most of the serious buying decisions for the summer get made in this window.

From November, attention turns to December. Holidays, school terms ending, travel. Serious buyers go quiet until the new year.

So if you want to be sold before summer, price it for the market you are in now — not for what you hoped it was worth in March.

The lagoon is inside the West Coast National Park, which means the far shore will look exactly like this in thirty years' time.

What your money actually buys in Langebaan.

A rough guide to the market as it stands this spring.

Around R4.5 million gets you a comfortable family home in a settled suburb. Three bedrooms, garage, garden — and in parts of Calypso Beach, walking distance to the water.

Around R7 million buys space, and a view worth paying for. Six bedrooms is not unusual at this level, on the established side of town.

R12 million and up is the top of the Langebaan market. Guest houses, lagoon frontage, small holdings. A small pool of stock and a very specific buyer.

Where your home sits in that is not always where you would guess. Ask me and I'll tell you honestly.

What a valuation actually involves.

It is not a number I pull out of the air, and it is not what the portal estimate on your phone says.

Comparables first — what actually sold, not what was asked. Asking prices tell you what sellers hoped for. Deeds data tells you what buyers paid.

Then condition. Your home, not the average one. Orientation, finishes, what the coast has done to it over the years, and what a buyer will quietly price in to fix.

Then the market as it is this month, not as it was in March.
