When you fall in love with a property, it’s easy to get caught up in the deposit and the monthly bond repayments. But if you haven't factored in the upfront cash needed to actually transfer the property into your name, you could be in for a massive shock before you even get the keys.

Before you sign that Offer to Purchase, make sure your savings account is ready for these 5 hidden expenses:

1. Bond Registration Fees
The bank doesn't just register your bond for free. You have to pay a team of bond registration attorneys to prepare the legal documents for the bank. This is an upfront cash expense that cannot be wrapped into your home loan.

2. Transfer Duties (The Taxman’s Share)

Unless you are buying a property under R1.1 million (where you are currently exempt), you owe the government transfer duty tax. The more expensive the home, the higher this percentage climbs. (Note: If you are buying a brand-new development, VAT is usually included, but always double-check!)

3. Transfer Attorney Fees
Separate from the bond attorneys, you also have to pay the seller's choosing of transfer attorneys to convey the property into your name. Think of it as the admin cost of legal ownership.

4. Municipal Rates and Taxes & Levies
On transfer of ownership, the municipality and the estate/sectional title body corporate require a few months of rates, taxes, or levies. You will need to pay this lump sum during or after the transfer process.

5. Post-Move Realities (The Day 1 Costs)

The keys are yours, but now you have to pay for:
* Physical moving companies.
* Homeowners and life insurance (usually mandatory by the bank to secure the bond).
* Connection fees for water, electricity, and fibre, possible repairs.

💡 The Golden Rule:
As a general rule of thumb, you should budget roughly 8% to 10% of the purchase price in cash just to cover your legal fees and transfer costs, completely separate from your deposit.

Finding a buyer is only half the battle. Before you can pop the champagne and hand over the keys, you need to make sure your home is legally "fit for sale."

In South Africa, there are 5 key compliance certificates you need to have on your radar to ensure a smooth transfer:

1️⃣ Electrical (ECOC): The big one. It’s valid for 2 years (provided no changes were made) and ensures everything from your DB board to your switches is safe.
2️⃣ Gas: If you’ve got a gas stove or geyser, you’ll need a Certificate of Conformity to prove the installation is leak-free and up to code.
3️⃣ Electric Fence: Often forgotten! If you have a fence, it needs its own separate safety certificate.
4️⃣ Water/Plumbing: Mandatory in some regions like Cape Town to ensure no water is being wasted and that your systems meet municipal by-laws.
5️⃣ Beetle-Free: While not always a legal requirement nationwide, many banks won’t approve a bond without a certificate confirming your wooden structures aren’t being "eaten away."

Pro Tip: Don’t wait for the offer to start these inspections! Getting them done early helps you spot potential repair costs before they delay your closing date. 📉✅
