At LUMA Property Inspectors, we recently inspected a property listed for R1 850 000 — and what we uncovered during our detailed assessment made a huge difference for our client.

Our inspection revealed extensive water damage caused by rising and penetrating moisture throughout the property. The gutters were directing rainwater straight in front of the garage door, causing water to pool on the pavement and seep into the surrounding walls.

We also discovered rusted gutter pipes, which had deteriorated over time due to poor maintenance and continuous water overflow. The rust was preventing proper drainage — worsening the damp issues and allowing water to pe*****te areas it shouldn’t.

Inside and outside the home, we found efflorescence — white salt deposits on the walls — a clear indicator of ongoing moisture problems that can lead to further structural damage if left untreated.
