It's a question many homeowners ask.

The assumption is simple:

More estate agents = More exposure = A quicker sale.

But is that really the case?

Not necessarily.

Today, most buyers search for properties on the same major property portals. This means that having multiple estate agents marketing your home doesn't always increase your exposure—it can simply result in your property appearing multiple times on the same websites.

Here are a few things to consider:

✔️ Duplicate listings can create confusion. Different agents may advertise your property at different prices, use different photographs or write different descriptions, leaving buyers uncertain about its true value.

✔️ Buyers may question why the property appears so often. Repeated listings across multiple agencies can sometimes create the impression that the property has been on the market for a long time or that the seller is eager to sell, which may encourage lower offers.

✔️ A consistent marketing strategy matters. Professional photography, accurate pricing and a coordinated marketing plan often have a greater impact than simply increasing the number of agents advertising the property.

The decision between a sole mandate and an open mandate isn't about choosing one because it's always better than the other.

It's about understanding how each approach aligns with your goals and selecting the marketing strategy that gives your property the best opportunity to achieve the right result.

Most buyers are still shopping with their calculators open.

They’re not asking:

❌ “What is the biggest house I can buy?”

They’re asking:

✅ “What is the smartest house I can buy?”

Here’s what I’m seeing in our local market right now:

For Sellers

* Well-priced homes are still attracting serious interest.
* Properties that sit on the market for too long often end up selling below market value after multiple price reductions.
* Buyers are comparing everything online before they even book a viewing.

The first price is often your best marketing tool.

For Buyers

* Interest rates remain a key consideration, but opportunities are appearing where sellers are motivated.
* Homes that need minor cosmetic upgrades can offer better value than fully renovated properties.
* Looking at total monthly affordability (bond, levies, rates and utilities) is often more important than focusing only on the purchase price.

My Take This Week

The best deals are happening when sellers are realistic and buyers are prepared.

The market isn’t favouring one side completely.

It’s rewarding people who have accurate information.

KYALAMI PROPERTY PULSE | Why sellers need to understand what buyers are really comparing

When a seller asks, “What is my property worth?” the better question is sometimes:

“What is my property being compared against?”

Because buyers are not looking at your home in isolation.

They are comparing your property against everything else they can get in the same price band, the same lifestyle category, and the same surrounding area.

And in the Kyalami, Barbeque Downs, Halfway Gardens, Carlswald and Waterfall corridor, that comparison is not always simple.

In Kyalami, buyers may be comparing estate living, family homes, apartments, lifestyle convenience, access to schools and proximity to Waterfall.

In Barbeque Downs, buyers are often looking at practical, secure, lock-up-and-go living with access to Kyalami, Waterfall and Sunninghill.

In Halfway Gardens, the market gives buyers a broad spread of options — apartments, townhouses and family homes — which means sellers need to be very clear on pricing, presentation and what makes their property stand out.

Carlswald appeals strongly to buyers who want everyday convenience: shopping centres, schools, medical facilities and easy Midrand access.

Waterfall sits in a more lifestyle-driven category, where buyers are often looking at secure developments, apartments, estates, schools, hospital access, retail convenience and long-term lifestyle value.

So the real issue for sellers is this:

You may believe your property is worth a certain amount.

But the buyer is asking:

What else can I get for the same price?

Is this property better located?

Is it easier to maintain?

Is it closer to schools or work?

Does it offer better security?

Does it photograph well?

Does it feel move-in ready?

Does the asking price make sense compared to similar options?

That is why pricing is not just about emotion, need, or what a neighbour is asking.

It is about market position.

A well-positioned property gives buyers a clear reason to choose it.

A poorly positioned property sits, waits, reduces, and slowly loses momentum.

My advice to sellers this week:

Before putting your property on the market, understand three things clearly:

1. What your property is competing against.
2. What buyer profile your property suits best.
3. What makes your property stand out in its current price range.

That is where proper market guidance matters.
