There’s a little more to pricing a home than choosing a number that feels right.

A Comparative Market Analysis (CMA) is a report that looks at your property alongside similar homes in the area. It considers things like recent selling prices, properties currently on the market, the size of the home, its condition and the features that make it a little different from the house next door.

Think of it as sitting down with the facts before making a decision.

If you're thinking of selling, a CMA can help you understand what buyers might be willing to pay and where your home fits into the current market. It can also help you avoid pricing too high and sitting on the market for longer than necessary, or pricing too low from the start.

It isn't a guaranteed selling price. The market has its own say, too.

DID YOU KNOW? LONEHILL IS MUCH OLDER THAN YOU THINK.

Before the coffee shops, shopping centres, estates and beautiful homes, Lonehill looked very different.

At the centre of it all is the iconic Lonehill Koppie - a natural landmark that has stood here for centuries.

Long before Johannesburg’s suburbs…

Archaeological evidence shows that people lived and worked in the Lonehill area long before modern development. Iron Age communities used the area for iron smelting and forging, with remains dating back roughly 300–400 years.

🚜 From farmland to the Lonehill we know today

The land formed part of the historic farms Zevenfontein and Rietfontein, which were registered in 1896.

In 1934, Dutchman Simon Notten became fascinated by the distinctive koppie, then known as Bobbejaanskranz. He acquired the two farms, combined them and named the property Lonehill.

If you’ve ever driven along Notten Road and admired the homes tucked behind the booms, you’ve seen a small part of that history still reflected in Lonehill today.

🧔🏽‍♂️The man who helped save the Koppie

Granite was once quarried from the base of the hill. Notten stopped the quarrying to protect the koppie and its natural beauty.

Some of the old granite blocks can still be found around the area.

🪨And then there’s the Lonehill boulder… 🪨

There’s a local legend that if the huge boulder balanced on top of the Koppie ever falls, Europeans will leave South Africa.

The boulder is still there, so make of that what you will! 😄

🌱 From open veld to a thriving suburb

What was once farmland and open veld has grown into the vibrant residential community we know today.

But the Koppie is still there, quietly reminding us that Lonehill was here long before the houses, shopping centres and traffic.

That’s part of what makes Lonehill special. ♥️

It isn’t just a suburb. It’s a community with a history that you can still see around you.

A little warning before you start: this is a longer read - but it’s worth it.

Something exciting has opened in Fourways. PANTRY has arrived, and it feels like more than just another new shop.

For years, when we wanted something a little different — speciality groceries, imported foods, beautiful gifts or a more upmarket food experience - we often found ourselves heading towards Sandton, Rosebank or further afield.

Now, we’re starting to see more of those experiences come to Fourways.

PANTRY brings together food, retail and lifestyle in a way that makes you want to browse, explore and discover. From fresh and prepared food to imported goodies, speciality products, gifting and those little finds you didn’t know you needed until you saw them.

And that’s what I find so exciting.

Fourways is becoming a destination in its own right.

We’re seeing more interesting businesses, investment and lifestyle offerings coming into the area - giving residents more reasons to stay local rather than automatically getting in the car and heading somewhere else.

It may seem like a small thing, but places like this gradually change the character of a neighbourhood. They give us more choice, create places to meet and spend time, and make the area feel more established and connected.

And honestly, there’s something rather satisfying about being able to find something special right here in Fourways.

No need to drive to Sandton for that imported treat, beautiful gift or leisurely browse. We can have it right here.

PANTRY feels like another little piece of Fourways finding its own identity.

So, if you haven’t been yet, add it to your list. Go for the food, browse the imported goodies, find a gift, grab a coffee or simply wander around and see what you discover.

Because sometimes the best part of a new local spot isn’t what you went looking for, it’s what you find when you get there.
