Pam Golding Properties strengthens its reach into Germany – one of Europe’s key residential property markets

South Africa’s residential property market is attracting growing international investment, with German buyers becoming a significant force.

Pam Golding Properties reports that Germany is now its second largest source of international buyers after the UK and its fastest growing major international market. Sales to German purchasers increased from 18 transactions in 2018, averaging R5.78 million, to 50 transactions in 2025, averaging R9.15 million. German buying on Cape Town’s Atlantic Seaboard has increased almost seven fold since 2021.

Demand extends from Clifton, Camps Bay, Bantry Bay and Bakoven to Constantia, Hout Bay and the Cape Winelands, while George, Plettenberg Bay and Langebaan are also attracting interest.

Pam Golding Properties’ expansion into Germany strengthens the bridge between European buyers and South African residential property, further positioning the Western Cape in the international property market.

South Africa’s residential property market is attracting growing international capital, with German buyers emerging as a significant force. Pam Golding Properties reports that Germany is now its second-largest source of international buyers after the UK and its fastest-growing major international market.

The investment numbers are compelling. Sales to German purchasers increased from just 18 transactions in 2018, at an average purchase price of R5.78 million, to 50 transactions in 2025, with the average value climbing to R9.15 million. German buying on Cape Town’s Atlantic Seaboard has increased almost seven-fold since 2021.

Pam Golding Properties’ move into Germany therefore represents more than geographical expansion. It creates a stronger bridge between European capital and South African residential property opportunities.

Cape Town and the Western Cape are central to this demand. Clifton, Camps Bay, Bantry Bay and Bakoven offer access to premium coastal real estate, while Constantia, Hout Bay and the Cape Winelands attract buyers seeking larger freehold properties, security, privacy and long-term lifestyle value.

Importantly, German demand is not restricted to trophy homes. Buyers are considering sectional-title apartments as lock-up-and-go properties and investment assets, while freehold purchases account for approximately 2.5 times the volume of sectional-title transactions among German buyers.

George, Plettenberg Bay and Langebaan are also gaining attention, widening the investment map beyond Cape Town’s established prime residential nodes.

For the South African property sector, the trend is significant. Growing foreign demand, increasing average transaction values and interest across multiple property categories demonstrate the Western Cape’s strengthening position in the international residential investment market.

South African residential property is no longer competing only for local buyers. In selected markets, it is competing directly for global property capital.

HNWI buyers increasingly shifting to Gauteng’s luxury estates

Gauteng’s luxury property market is shifting significantly as more high-net-worth buyers turn to secure residential estates for lifestyle, infrastructure and long-term value.

According to the Seeff Property Group, gated estates across Johannesburg, Pretoria and the broader Gauteng region are increasingly dominating the premium end of the residential market.

Lightstone data highlights the scale of the trend. While estate sales represent only 16.7% of all transactions, they account for 28.6% of the total transaction value, exceeding R35 billion. The average estate transaction price stands at R2.37 million, approximately 76% higher than Gauteng’s overall average of R1.3 million.

At the luxury end, homes can command anywhere from R15 million to R60 million and beyond.

From Dainfern and Eagle Canyon to Mooikloof, Midstream, Blair Atholl and Pecanwood, buyers are paying a premium for more than just a home. Security, reliable infrastructure, prestigious schools, golf courses, equestrian facilities, wellness amenities and highly managed environments are increasingly shaping purchasing decisions.
