This week I sat down with my sellers to talk about a single form that quietly carries a lot of weight: the Mandatory Disclosure Form.

It's easy to treat it as just more paperwork, but it's so much more than that.

Since the Property Practitioners Act came in, every seller completes and signs this form before their home goes to market, and it becomes part of the sale agreement itself. On it, you set out what you know about your home, the things a buyer can see and the things only you would know.

Here's why it matters for you as the seller. When it's all on the table from the start, a buyer makes their offer with eyes wide open, and there are no nasty surprises after transfer that find their way back to you. Leave the form blank or vague, and the law reads the sale as though nothing was disclosed at all, which is exactly what leaves a seller exposed to a claim later.

So honesty here isn't the risk. It's the protection.

A well completed disclosure form does three quiet things: it protects you, it earns your buyer's trust, and it keeps your sale clean from offer to handover. That's always the kind of sale I want for the people I work with.
