Pre-Purchase Comprehensive Inspection | Hermanus, South Africa

We recently completed a pre-purchase inspection in Hermanus for a client based in the UK, who was evaluating a large property for conversion into an Airbnb investment. When you're investing from overseas, the numbers have to work — so before committing funds, our client wanted a clear picture of the risk hiding behind the listing.

Our inspection covered:
✔️ Exterior roof assessment via drone — verifying condition of high-elevation areas and chimney waterproofing
✔️ Exterior wall surfaces and waterproofing (cracks & drainage)
✔️ Review of additions made to the original structure
✔️ Interior moisture assessment
✔️ Usability of sanitary ware and drainage

What we found:
We identified that the seller had carried out "repairs" on a major damp issues throughout the home, without disclosing it. There were also discrepancies between the as-built structure and building plans, adding to the risk due to the property being classified as heritage.
