In 1975, Centurion's Doringkloof node was home to just over 72 000 people. Today, that number sits near 400 000, a 436% surge over five decades that has reshaped how this part of Pretoria works, lives, and moves.

South Africa's national office vacancy rate has fallen to 12.6%, its lowest level since mid-2020, while premium-grade space nationally is even tighter at 6.8%.

That gap between the two numbers shows us that businesses are being far more deliberate about which space they choose.

Everyone wants the address with a story. A building that has watched decades of business come and go. Few people want the invoice that comes with keeping that story alive.

Own a heritage building, and you inherit more than character. Any real change, structural or cosmetic, typically needs sign-off from the relevant heritage authority before a single tool touches the building. Miss that step, and work can grind to a halt for months. In some cases, approval never comes. That is a building earning nothing while the paperwork stalls.

A cracked sill or a patch of damp cannot be fixed with whatever is on the shelf. It needs materials and techniques matched to the original build - it's a costly exercise. Insurance is another issue. Standard cover rarely goes far enough, and heritage assets need bespoke policies.

Owning a heritage building as your office is a maintenance commitment first, and a real estate decision second.

Life Paarl Valley Hospital is under construction in the heart of the Boland, bringing cardiac care, a neonatal ICU, 24-hour emergency services, and a full surgical complex to the Paarl Valley for the first time.

Rising on the corner of Fraaigelegen Road and the R301, between Paarl and Franschhoek and between Boschenmeer Golf Estate and Val de Vie, the 140-bed acute hospital is on track to open in the second half of 2027. Lodge-inspired in aesthetic, community-centred in purpose, and world-class in clinical capability.

Life Paarl Valley Hospital has been designed to serve every stage of life:

• A state-of-the-art cardiac catheterisation laboratory, the only cardiac facility of its kind in the Paarl area.

Originally built in the 1950s as the headquarters of KWV, La Concorde has long been woven into the story of Paarl and the South African w**e industry. Its architecture, craftsmanship, and heritage made it far more than just another office building.

When Giflo Property Developers acquired the property in 2020, the goal was never to erase its identity with a modern overhaul. Instead, the focus was on restoring, preserving, and future-proofing a building that already carried decades of meaning.

From the iconic Kiaat front doors and yellowwood boardroom to the carefully maintained heritage façade, every detail was treated with respect. At the same time, extensive infrastructure upgrades, including new electrical systems, solar integration, and modern climate control, ensured that the building could continue to serve future generations.

Most people see a hospital once it opens. We're showing you the version before that, while it's still becoming itself.

Our latest drone flythrough takes you room by room through Life Paarl Valley Hospital. Concrete shells where wards will stand. Open frames marking out theatres not yet named. Corridors already nearing completion, long before a single patient walks through them.

It's easy to look at a construction site and see chaos. Look closer, and there's order in every room and every beam placed with the next 140-beds of acute care in mind.

This is what commitment to healthcare infrastructure looks like from the inside. Unfinished, but already full of intent.
