When I train agents, I tell them there are three things that can make or break a listing:

1. Price it right.
Get the positioning right from day one.

2. Market it right.
Launch properly — great photography, strong presentation and maximum exposure from the beginning.

3. Work it.
A listing doesn’t sell because it’s sitting on a portal. Follow up with buyers, communicate with the seller, create activity, get feedback and keep working the opportunity.
