Interest rates remain the central conversation - the SARB's cautious approach to cuts has kept many buyers in a holding pattern, but those who've moved have found a market with real opportunity.

For investors, the rental yield picture is compelling. Vacancy rates in well-located urban nodes are tightening, and demand for affordable rentals (R6,000–R10,000/month) continues to outpace supply.

MASSIVE ELECTRICITY OUTAGE NMB (updated)

A 132kV overhead line has tripped.

As a result, the Arlington and Summerstrand substations are without power, affecting a large portion of the metro, including the Lorraine and Greenbushes substations.

Municipal technical teams are on-site investigating the fault; however, no estimated restoration time has been provided at this stage.

HT operators have been dispatched to patrol the overhead line network and identify the cause of the trip.

Unfortunately, there is currently no estimated timeframe for restoration. Further updates will be provided as soon as information becomes available.

The interest rate went up again. 25 basis points. Prime is now sitting at 10.50%.

This rate is still near its lowest point in two years. Banks are still approving bonds. Deposit requirements have actually come down. And qualifying buyers are still negotiating good rate concessions from lenders.

So no, this isn't the time to freeze.

If you're buying — get pre-qualified now so you know exactly where you stand. Build a small buffer into your budget. And keep your eye on the long game: property in the right location, at the right price, still builds wealth.

If you're selling — this market will sort out the realistic from the wishful thinkers fast. Correctly priced, well-presented properties are still moving. Overpriced ones? They sit. And eventually come down anyway.

The Gqeberha market has its own rhythm, and right now there are still serious buyers out there. Don't let a rate headline make decisions for you.
